Also the 8th and Peachtree residential project filed a planning permit this week.
"Clark Street Holdings proposes to redevelop the two adjacents tract located at the southeast intersection of Peachtree Street and 8th Street Addresses included are: 903 Peachtree Road and 121 8th Street"

^^Those would both be awesome to get off the ground. I cannot recall much about the 564 COP Dr. project, however. Here's hoping for limited surface parking. This area down to Luckie St. is perfect for student housing, IMO. Less than a half mile walk to North Ave Station, adjacent GT, close to all the amenities of downtown/midtown/west midtown, and enough space to pack in a few thousand residences if need be.

640 Peachtree Street

This could actually be a nice addition IF they use quality materials and finishes. Given the fact that there are already some historic structures surrounding this property, you would hope that the developer would take the opportunity to create an asset in the neighborhood to compliment the surrounding buildings in some way.. or at least try to maintain the character of the area.

I actually like the design. Solid B. It’s much better to have a hotel with a decent design on that parcel than a parking lot.

Atlanta dairies and the memorial condos (I think...) off in the distance


Went for a walk- bare with me and the photos:

Modera Reynoldstown, Atlanta Dairies, 764 Condos, and maybe townhomes behind the condos? Not sure. My apologies to anyone that prefers seeing stuff go vertical rather than just demo, foundation, and underutilized parcels. There is a TON of space in Cabbagetown and Reynoldstown that would be prime for more mixed use and condos.

One thing is for sure- Atlanta is changing rapidly. Many neighborhoods either have or are building major destinations for those in and outside the neighborhood to walk to or visit. Don’t be surprised when Reynoldstown’s population multiplies exponentially.

Yeah, the "ant building" (the one just out of frame in the photo you took) was planned to be taken down for a large apartment building adjacent to the Beltline, but it got killed after a protracted fight with neighborhood NIMBYs. The one thing that plan lacked that I'd like to see more of is Beltline-facing restaurant or retail space in the neighborhood. Right now our section of the trail is too residential, which leads to it being underused. Once there are some destinations on our part of the trail I think we'll see it being used lots more, which would make it feel safer for those who get nervous.

I figure once the extension is open and Atlanta Dairies is open, you’ll see a lot more people on the trail. A big part of me doubts there’ll be a lot of traffic from those from the northern EST outside of the adjacent neighborhoods. I may be wrong, I just don’t see them taking the Wylie section unless the yard is developed or as you mentioned, until there’s infill with mixed use along the existing trail south of Wylie. Going directly from krog street tunnel to Memorial seems much more likely, IMO, especially if Atlanta fairies turns out being *the* destination place for those traveling from outside the immediate neighborhoods.

That all said, this area has a lot of great bones and I’m really excited to see what becomes of it over the years. There’s basically an area larger than the size of downtown Decatur that should not be squandered. Madison Yards was a swing and a miss, but the rest of the area could be amazing if planned accordingly.

Great photos. I love the stone on the North and Line project. Not a bad looking project overall. All the construction in that one little area of Memorial Ave. is mindboggling...hopefully that continues to shift west towards Downtown.

EDIT: Are there any renderings for the Krog street condo project? I heard a little news on that, but no real renderings.

The Krog Street townhome project, where Jenkins Metal & Supply Co. was situated next to Krog Street Market, is being done by Thrive Homes (Reynoldstown Row & The Residences at Studioplex builders). I think most "tourist types" on the BeltLine that are not familiar with the neighborhood will still use the BeltLine, as it provides easy wayfinding and is a pleasant walking experience. Memorial Drive itself just isn't a pleasant experience right now, with sections of sidewalk missing and/or very thin sidewalks and high speed traffic.

What I am more curious about is how much of the traffic from the northern portion of the Eastside BeltLine continues on through Krog Street to Cabbagetown / Reynoldstown. Once The Edge and its retail is complete, with the BeltLine "dead ending" into DeKalb Avenue, I could see many people utilizing that as the terminus.

100% agreed. I am eager for both the 8th and Peachtree and the Cousins project to break ground. Both will help solidify this area as feeling even more "big city".

Walking around Midtown yesterday, made me realize there's only ~two projects under construction between the north side of 10th street and 14th street that I could account for (Vireo & the 14th st hotel). Will be interesting to see if this continues moving forward or if we see an uptick in new developments closer to Piedmont Park again compared with lots of development near Tech Square.

Thank you! I didn't realize those townhomes were associated w/the 764 Memorial condo project.

The townhomes by Krog look amazing and I hope we see many more similar style townhomes. The more that face the street, have those mini sunrooms popout, and a rooftop, the better
