I'd expect another 6-5 vote in favour, like with the 2538 Birch tower... then again, Kirby-Yung sometimes votes No and Fry sometimes votes Yes.

Who's he going to upset? 99.99% of the "provincial overreach" crowd is already part of the NIMBY crowd; the rest will still vote him in with a ~20% lead.

It's not a secret that the province has been talking about whether they'll be forced to step in, and remove/take over some land use powers from the municipal governments.

I imagine the rejection of a large amount of market/moderate income rental homes above a SkyTrain station might be the justification they need.

That order should be reversed, Kirby-Yung was one of the swing votes on Birch, and is normally a yes, whereas Fry has voted against a couple controversial ones, including the aforementioned MIRHPP.

That said, Kirby-Yung's votes against the issues report, referral, and meeting extension might indicate this will be one of those times she votes no. It's not easy to predict.

1477 W Broadway - Second Letter of Support

Quote:
Minster George Heyman makes it a double shot of support for the market & middle income rental homes proposed in his riding at 1477 W Broadway. Make sure your thoughts are heard too by sending them to city council below.

It's like somebody wanted to make Whatnext's day.

Eby has already said he will use provincial powers to slap down municipal zoning restrictions across BC if cities don't start approving more residential density.

Coming soon to your neighbourhood.

142 "for" submissions yesterday. This does remind me of most MIRHPP proposals and the eventual votes to approve them.

Support - 470
Oppose - 367

Carr always cites "majority opinion" when she votes No... I wonder what her excuse will be this time?

Funny you mentioned neighbourhoods, looking through the "Support" comments very few actually live in Fairview. Lots of "Fors" from Mount Pleasant, I guess the YIMBY hipsters all live around there. Give that support maybe they should zone all of the Main Street Corridor south to 33rd for this kind of height, it does have the regions busiest bus route after all.

If the province is putting pressure on cities to densify faster, the CoV should accept re-zoning applications under the Vancouver Plan immediately, ad opposed to waiting for a LAP that is guided by the Vancouver Plan. Unless they plan on spitting out local area plans at a very fast rate.

Not sure why it matters which neighbourhood you live in to not be able to support rental housing in the City's "2nd downtown" and in the Metro Core area. Towers are coming to the Mount Pleasant area too. Like the Rize building.

Don't threaten me with a good time lmao. Give us a skytrain route down main and watch development rise. I also believe there was push to densify around cityhall station a few years ago, mount pleasant community was very supportive of that as well.

North America's busiest bus route is actually the 99 down broadway

There's 21 Yes and 4 No votes from Fairview just going through yesterday's comments. I find it highly ironic that we're playing the "local opinions only" game when most of the Nos are from Point Grey or decided not to disclose their neighbourhood.

At any rate, why does it matter? The future locals should have their say too.

There's a lot of 'no' comments from West Point Grey too.

One well-known commentator from Grandview Woodland is worried about the shadows a 40 storey tower will cast. Another from Kitsilano is concerned about the shadow. Who knew a tower at Broadway and Granville cast shadows that reach several kilometers?

Maybe they want to move? Fairview and Mt Pleasant are next door to each other, this isn't a stretch. Why don't you tell us where the opposition is coming from?

They are scared because the densification train is already heading West on Broadway. All aboard!!!

Take your millions in increased property values to help dry your tears.

Sure it's the first of many. There's already a rental tower approved at Birch, and the office tower proposed at Spruce. The stretch of buildings to the west along Broadway from Granville have some obvious redevelopment candidates, and the rest of the station construction area immediately to the east of this tower will be redeveloped too.

The comment on Strathcona is classic whataboutism. (Or maybe whatnextism?)

Strathcona is already getting towers proposed along Prior Street, and higher density projects along East Hastings. The houses are mostly on 25 foot lots, and many have suites and some laneway coach-houses too (and for ownership, not rental), at a much higher density than most areas with 33' lots. There will be densification in future in the BC Housing projects from the 1960s. And there are apartment buildings and rowhouses throughout the area. You can buy a 24 unit 110 year old apartment building today, for the price of a house in Kerrisdale. The townhouse in the purpose-built brothel, and the apartment in the converted synagogue both recently sold.

I just find it funny that it usually boils down to these arguments:

For - "can we have somewhere to live please?"
Against - "it's looks out of place"

I love how whatnext used to praise Eby and the NDP for blaming the housing crisis on the asians. Now that housing prices in surrey and Abbotsford are over 2x-3x what it was since 2016, Eby is trying to tackle the housing crisis from more than one angle. Whatnext is now mad, and actively promoting the liberals.

You love to see this flawless 180. Outstanding move! This man is pure entertainment.

Don't you have some fried chicken to line up for somewhere?

Eby (and the BC NDP) need to stay in their lane which means not getting involved in municipal zoning. Of course looking at yesterday's Translink announcement you can see exactly why they're meddling: to feed that bottomless pit. They'll try and squeeze more money from developers to pay for Translink. It's not really clear how those fees will help at all with affordability (along with their planned annual gorging on property tax increases).
