They probably have a residential development in the works. It doesn't look like many of their developments have a retail component. Sigh.

If I owned that property, I'd probably hold off on doing anything with it until the rail station is put in and see if the city changes the zoning to TOD.

If I owned anything near there I would just kick back and wait for the city to clean up the infrastructure in and around the stadium over the next 5 years. There isn't a world in which they aren't going to have to poor money into redoing these intersections to become more pedestrian friendly and walkable.

I'm curious how you came to that conclusion. My sleuthing indicates the property is owed by Austin Trantham (Preston Properties).

Travis County property tax records show them owning that property, then the Texas Comptroller taxable entity search shows that LP with the same registered agent and mailing address as HEDT. Not a guarantee they're linked, but somewhat likely.

Preston Properties is Dallas-based, where these others are both Amarillo-based.

And the relative lack of transit, and the long walks to bars.

The Butler shores site would have looked nice, but it was relatively isolated, stuck between the lake and parkland and mostly SF neighborhoods.

It also wouldn’t really have catalyzed much more development. Most of the surroundings are recently redeveloped and/or at the zoned limit.
Q2 helped speed up putting in the McKalla station, which should help add some real height and density around it.

You'd think people might be wondering where the Capitol was. And the thought of some hapless out of towners walking around the Domain looking for 6th Street makes me chuckle.

Very True Rock Rose is like a small sixth street. Just a little newer and cleaner. All these rich kids get brought in these party buses and dropped off. That might be where the soccer hooligans start their shenanigan's.
