Personally I am hoping they can put some fresh mojo behind the office component, especially with DPI's commitment. Keep the residential at the north end where folks can walk over to Target, Whole Foods or TJs and do something ambitious with office at the south end around the new Red Line stop. Bring in food trucks for office workers to nosh, or it's not a bad walk to Chinatown restaurants either.
Later this year, Wells-Wentworth will open to traffic and then the biggest obstacle to development - access - will be fixed. The full buildout requires more access than W-W can provide on its own, but I doubt this will sit empty for another decade. A more likely scenario is something like Riverline, with a series of manageable 20-30 story residential highrises going up slowly but steadily. DPI will probably be the first thing out of the ground in 2023, here's hoping the state doesn't push it back.
