DC has a height limit of approximately 120 feet, which limits most buildings to 12 or 13 stories. Image how much land it would take to house 50,000 employees. There is hardly any vacant land near Metro stations in the district. Suburban DC is quite different, but land cost is much higher than Atlanta proper.
So, I'm betting my coins on Amazon choosing ATL over DC because the bid requirements indicated a preference for urban amenities.
ATL's "coup de gras" is the fact there are large swaths of vacant acerage and vacant buildings practically on top of Marta rail stations in the 2 core business districts. What other metro can top that availability and access in an urban environment? Chicago? Newark? Denver?
If choosen, I envision dual campuses: Midtown at North Avenue station, and downtown at Five Points and the Gulch...
