A rendering has been revealed for 2446 Fulton Street, a planned 11-story residential building in Cypress Hills, Brooklyn. Designed by IMC Architecture, the structure is expected yield around 300 rental units along with amenities and ground-floor retail space. The property is located at the corner of Fulton and Sackman Streets, next to the five-story 2440 Fulton Street commercial building.

The rendering looks east along Fulton Street from the entrance to Callahan-Kelly Playground. The massing features three protruding volumes clad in pale green brick, with the one at the northwest corner set at an angle, adding variety to the building’s geometry. The bulk of the structure will rise two stories higher behind with a light gray brick façade. A staggered fenestration with corner windows along the edges of the protruding volumes will create a serrated impression on the main northern elevation, and the ground floor will feature floor-to-ceiling windows for the retail frontage. Two bulkheads will sit atop the flat roof.

The property is currently occupied by low-rise commercial buildings.

Designed by Aufgang Architects and developed by the New York City Department of Housing Preservation and Development (HPD), Gilbane Development, Blue Sea Development, and Artspace Projects, Inc., the $254 million development will bring 283 affordable rental apartments to households earning between 30 and 70 percent of the area median income. Units will range from studios to three-bedrooms, with a portion reserved for formerly homeless individuals. The property is located between Pitkin and East New York Avenues.

The Brownsville Arts Center & Apartments will also include a 28,000-square-foot cultural arts center, anchored by a 3,440-square-foot multipurpose performance and rehearsal space for community groups. The project will deliver nearly 263,000 square feet of residential space in addition to the arts facility. Designed as an all-electric building, it will target Passive House, LEED Platinum, and other environmental certifications.

The rendering shows the structure with a largely monolithic massing with a setback spanning the entire eastern elevation at the sixth story. The façade will be composed of red brick surrounding a grid of recessed rectangular windows with black frames, while the upper four stories above the eastern setback will feature a contrasting white exterior. A landscaped plaza appears to be positioned at the northern end of the property.

^ That's the 52 St elevation shown. I'm not sure how or why the project is addressed on 51 St as that's only about a 25' wide lot that unfortunately appears likely to be used for auto access and left a gap in the streetwall.

Design looks alright enough. No complaints. Its' seam with the neighboring old walkup looks like it's sensitively done. Nice attention to detail. That's where god is after all.

Also known as "the Oltarsh Building" in honor of its designer, 277 Canal Street was constructed as the first movie theater in Soho in 1927. Nearly 100 years later, in October 2023, it was the first project to be approved for the Soho-Cast Iron Historic District extension following the rezoning. Landmarks approved plans to expand the existing building from three stories to 13. Morris Adjmi Architects will preserve the existing building while putting on a context-sensitive addition made of brick, metal, terra cotta, and bronze-toned aluminum.

The apartments will start on top of 10,000 square feet of retail space, and are set to comprise 20 studios, 45 one-bedrooms, and 35 two-bedrooms. 25 of them will be designated as affordable under Mandatory Inclusionary Housing.

This is the building the bridge line N/Q run partially under the outside corner. I'd be curious to know if the structure down to the foundation had to be beefed up to accommodate the extra loads or if the foundations were built to allow a vertical extension from the very beginning. It was much more common 100+ years ago to engineer buildings with future expansions in mind. This allowed a buildings developer/owner to get the building out of the ground while also having the future possibility to increase the value of the property in the future with a "tower" built on the base.

BTW, this looks fantastic. I love Adjmi buildings. My only complaint is the awkward ensemble of the peaked parapet at the far right and the new fenestration. Hopefully this is fleshed out a bit more by the time it's actually constructed.

The most extensive plans yet for SNL stars Pete Davidson and Colin Jost’s stalled Staten Island Ferry project were unveiled Tuesday evening as a roving party arena and comedy oasis.

Nearly four years after buying the ship for a cool $280,100 and racking up thousands in legal and docking fees, the passion project seems to be inching closer to reality.

“As crazy as it may seem, we actually really thought it out before we did buy this ferry,” Paul Italia, owner of The Strand Group and co-owner of the ferry, said during a presentation before the island’s Community Board 1.

In addition to the numerous bars and restaurants touted by the comics from their 2021 splurge, the ferry will also boast a theater on its former parking platform, would be accessible 24/7 and would be tugged back and forth between a Staten Island port and Manhattan.

“We have now purchased it for the repurposing of it and to be able to bring it back to the public and to the people,” said Italia.

“A couple of the things that we’re working on with the existing plans that we’ve been formulating and putting together is having entertainment venues aboard the ship open to the public, ticketed events, as well as community spaces and different exhibits to be able to show the parts of the boats that maybe at some point were interesting to people but not readily available for access.“

The John F. Kennedy Ferry transformation from a commuter boat to a party arena has been slow and bogged down by legal disputes, which Italia downplayed to committee members as he sought to earn their approval.

The community board only has an advisory role, but could influence whether the city later lets the comics set sail on their venture

The ferry is expected to have two venues hosting “world-class entertainment,” including one massive theater on what was once a vehicle parking area on the deck that will be an oasis for comedy events.

Each of the six decks will be littered with bars and food hubs, Italia said, as well as a museum and tour group dedicated to the 56-year history of the JFK.

“This is something that’s very important to my partners, as they grew up on Staten Island and have very fond memories of taking the Staten Island Ferry on a day-to-day basis as they started to come into Manhattan for school and work and everything else. It does have a special place in their hearts,” Italia said of Jost and Davidson, whose 2025 thriller “Screamboat” was filmed entirely on the boat.

The boat will also be open to the public on a “pretty much consistent basis,” including for fishermen to cast their lines early in the mornings.

Simon Dushinsky’s Rabsky Group is seeking to construct a 24-story, 106-unit mixed-use project at the site, an excavated but empty parcel at the corner of Franklin Street and Broadway, according to a proposal filed late last month with the Department of City Planning.

The plan represents an increase from Dushinsky's earlier proposal to develop a 20-story, 89-unit project at the site, a boost linked to zoning reforms put in place by the City of Yes initiative.

^ It's absolutely insane the scale this thing was built. There should have been towers on each corner no shorter than 30 stories. And people in this city wonder why we have a housing shortage.
