Thanks for posting the aerial photo. There sure are a lot of development-ready sites in that picture. It's the only part of downtown where you will find surface parking lots.

But there are a lot fewer than there were even 5 years ago.
There's really only 5 surface lots:
1 slated for a park at Richards & Smithe.
2 occupied by Budget Rent-a-Car on Georgia.
2 across the alley from each other between Seymour and Richards.

One of the largest that appears in this photo is actually the roof parking of the SAP building (across from Yaletown park). That building is low density and in a prime location. I could see it being redeveloped one day, just not very soon.

a lot of those are being developed or are very close to be redeveloped and some of them seem to include parking at the hospital and apartment building's parking lots

The park that is supposed to be built on the the Richards & Smithe parking lot has been mentioned for several years now and still nothing. At this point, it's just all talk.

Nice of the city to claim poverty as the reason for not dealing with this park for about a decade now, especially when they keep finding manna for bike improvements.

I'm sure the park will be built soon as the Telus project provided the money earmarked to complete it, $8M.

I've thought that the topography of that park site (Richards & Smithe) is perfect to build a deck for one level of underground parking (into the slope) to level out the elevation of the park.

Different budgets, but the same rhetorical argument could be made about why so much is has been committed to any number of other projects: new VPD Property and Forensic Storage Facility; Downtown Eastside-Strathcona Branch Library; 4,800 new street trees, etc.

That's a shame. The unsightly backside of the podium across the alley was clearly never intended to be left exposed:

Totally agree. Selling that site should allow picking up another lot in the area for a park.

You could never do that for $8 million though. With parking rates declining downtown (utilization and average $) I don't think you could count on the revenue from the lot to make up the difference.
