Looks like you are gonna need deep pockets to shop there. How is this any different than Phipps Plaza? I don't know about you, but every time I've been to Phipps, it's not very busy. At least no where near as busy as Lenox. I think the restaurants will do just fine, just not sure about all the high end shops. Maybe Atlanta has more "ballers" than I think!

Saks Fifth Avenue for example, might not be extremely busy, but believe me they are not on the low end of getting business. Keep in mind, higher end stores are rarely full of traffic.

I'm thinking that high-end retailers don't need as much traffic because their sales per customer are much higher.

Agreed, that's why alot of people really does not go there if it was like lenox maybe people will go.

A lot of these stores draw shoppers from hundreds of miles. It definitely isn't a coincidence that there are countless upon countless of hotels within close proximity to these shopping destinations, out-of-state shoppers are a vital demographic to these places.

Posh stores lift Buckhead

$1 billion upscale shopping center announces luxury shops.

Welcome to Atlanta, Jimmy Choo and Christian Louboutin.

The luxury designers, whose much sought-after shoes and accessories are the calling cards of the super fashionable, are the latest retailers to sign on as tenants at Buckhead Atlanta, the more than $1 billion mixed-use destination replacing the city’s onetime favorite party district.

It’s a sign that the former Streets of Buckhead — once a “hole in the ground” eyesore that many worried would never be completed after the recession jeopardized its future— could become the mega-destination the business community has long billed as a potential game changer in Atlanta retail.

And according to Buckhead Atlanta developer Dene Oliver, more good news about the project could be coming.

In an exclusive interview Wednesday with The Atlanta Journal-Constitution, Oliver, chief executive officer of OliverMcMillan, confirmed many high-end retailers and restaurateurs are coming to the development off Peachtree Street and Pharr Road.

Future plans for the eight-acre, six-block site may include a boutique hotel, more office space and additional residential housing, including condos. Oliver has previously announced the development will house new corporate headquarters for fashion giant Spanx.
Some of the brands (we’re announcing) here today are bellwethers in luxury,” said Oliver, adding that Atlanta was competing not just with other U.S. cities, but globally, especially against hot markets in Asia.

Other retailers announced Wednesday include Italian fashion retailer Helmut Lang, opening the designer’s first Atlanta location, as well as purse consignment store Bella Bag. Oliver confirmed luxury brands that were previously speculated about will be attached to the 1.5 million square-foot-project, including Brunello Cucinelli, Hermes, L’Occitane and restaurants Le Bilboquet, Lugo Caffe and Shake Shack.Stores will begin opening in September, with all tenants in place by 2015.

The announcement comes amid a wave of development news. Georgia State University and real estate developer Carter — unrelated to Streets of Buckhead developer Ben Carter — unveiled Wednesday a proposal to redevelop Turner Field’s 77 acres into an athletic hub and mixed-use development upon the Atlanta Braves’ departure. The school is one of four parties interested in the site, according to Atlanta officials.

Emil Gullia, a senior director at real estate firm Franklin Street, said drawing brands such as Louboutin, which has just a handful of stores in the country, is a testament to Atlanta’s economy.

The city suffered a much longer economic slump than its peers, so luring destination stores signals that money is once again flowing.“It is a litmus test of the strength of Atlanta and the rebound of the city as a whole,” he said.

Atlanta Mayor Kasim Reed called the revamped retail destination “one of the most important projects” for Atlanta in recent years.

“Not being able to get movement on that project was a very discouraging sign to the overall real estate environment in the city and the region,” he said. “... I just can’t convey enough how I feel about the way Dene believed in the city of Atlanta at a time when we needed a person to believe in the city.”

That doesn’t mean the project will be an easy home run.

Still, Oliver is upbeat that Buckhead Atlanta is just what the city has been seeking. The project will distinguish itself because of its scale, with wide sidewalks, al fresco dining and a canopy of trees, some of which will likely be installed by helicopter because of their size.
“We want to create places people feel good about,” he said. “The bottom line is as time goes on consumers will be more driven by places where there’s an experience.”

Bringing Buckhead Atlanta to fruition, however, was the most challenging .

“Without question .... this is the most difficult project we’ve undertaken,” he said. “It was badly broken in the middle of a severe economic crisis period... there was some speculation that the world was actually flat and that we might be sailing toward the edge.”

With the opening-day goal line in sight, he said the objective today is to create a destination that brings people closer together in the age of Internet shopping and isolation.

You can’t hold hands on the Internet,” Oliver said. “You can’t have a cup of coffee and stare in somebody’s eyes. You can’t share a great meal. It’s all those kinds of things that bring us together.”

Sounds to me like Brookhaven is taking its usual ultra-cautious approach, but there's no doubt their station is prime for redevelopment.

Interesting. Pope & Land as a player in the Morris Brown property?

Most of their developments have either been in Buckhead or out in the suburbs.

It reads like they want to proceed, they just don't want to change zoning for that sort of mixed-use development until they see what the proposed development is going to be. Then once they see the development proposal, and they like it, they'll change the zoning. That sounds a bit strange to me, if only because I wonder how many developers will sink time and funding into a proposal knowing that the area might not even be zoned for what they're asking to propose.

Related could build two residential towers in Midtown


Miami’s The Related Group is considering building two residential towers at 14th and West Peachtree streets — an area of Midtown attracting hundreds of millions of dollars in new investment.

As Atlanta Business Chronicle reported in today’s paper, Related Group has the 2.2-acre site at the intersection’s southwest corner under contract. Today, the land houses a couple of parking lots.

Ed Allen, a former vice president of development with Atlanta-based Post Properties who joined Related last November to head its Atlanta projects, shared more details with ABC after the article went to press on May 7.

The project would be built in two phases. The first residential high-rise, which could begin construction in early 2015, would include up to 400 units and 15,000 square feet of retail. The second phase could include another tower but plans are still being worked out, Allen said.

While Related sees the whole Midtown market as strong, this particular site is attractive because of its proximity to MARTA’s Arts Center Station and to the Connector, he said. It’s also next to a cluster of high-paying professional services jobs including law firms King & Spalding and Alston & Bird.

“I like the connectivity of that location,” Allen said. “I’ve always seen 14th [Street] as a recognizable address.”

The project would join a list of other high-profile developments in the immediate area.

Just east across West Peachtree, Atlanta’s Novare Group is also planning a new tower. It could close on the 1.5-acre site, which now contains tenants such as Einstein Bros. Bagels anand Zipcar, by the end of the year.

Fresh on the heels of Buckhead Atlanta's reveal of their tenant roll, Avalon has announced theirs': https://www.youtube.com/watch?v=I6jBIIEd4Ug&feature=youtu.be. And the Atlanta Business Chronicle is reporting that international office developer, Hines, is partnering with Avalon's developer, North American properties to develop two new office buildings in the mixed-use project.
Hines and North American would initially build an eight- to 10-story building at Avalon, the $600 million Alpharetta mixed-use project at Georgia 400 and Old Milton Parkway. It sounds like Avalon is planning on making a challenge to closer in areas like Buckhead and Midtown.

In my opinion we're advanced to enough to support numerous urban centers without it being a zero sum game.
