So it sounds like mainly this was Tempe being proactive and not necessarily, initially a collaboration with the Coyotes. Smart, atleast from an optics standpoint.
Good location close to freeway access. I thought Tempe would be off limits once the ASU Hockey deal died, so very glad to hear this.
I think the one challenge Tempe will have is that you have Mill ave. which is/was a bit more authentic, then you have what I image similar to this "entertainment district" in Tempe Marketplace. So how do you differentiate? You probably honestly need to go less entertainment and more commercial. I think a mix of new office development, a hotel or two and some bars and restaurants would seem to be the right mix. Maybe Tempe can lure a sports company to HQ there or atleast open a large office.
