Whoa, these buildings look awesome at street level.

On an unrelated note, I always like the people they stick into renderings. To me, the guy in the black tee shirt looks like he is wearing a Devo-style hat and a catcher's mitt.

Buckhead Could see Two Spec 500K Office Building This Year

Quote:
Regent Partners is eyeing the possibility of spec on a Buckhead tower it's calling Capital City Plaza II. Next to Parkway Properties' Capital City Plaza that recently landed the HQ for PulteGroup, it could exceed 500k SF, says Regent's David (right, chatting with Parkway Properties' John Barton
Quote:
Some of the panelists openly speculated that Tishman would hit the market first with a new spec Buckhead office tower. (So the panelists were going spec on spec.) We snapped Cushman & Wakefield's John O'Neill, who thinks we'll see a Tishman project break ground this year, here with AGH's Randy Gold. We reported here when Tishman released images of its 500k SF proposed Three Alliance Center tower. John says though that Tishman, with a rapidly improving job market, could go with no debt behind it.

I know this was just posted by jnihiser a couple days ago on these 2 projects, but I took some more of 131 Ponce and Emory's new building today.

Imagine this view once development occurs on the south side of North Ave. This would really change the perception of that street, and the intersection at Peachtree. Is there any retail in 131 Ponce? I know initially there was a small amount planned, but I remember reading conflicting reports.

I finally got the feeling of how this building will interact with the street, and while I'm not sure about the rest of the block, I actually surprisingly like the way it relates to Juniper. Also I think the restored (reinstalled? whatever) Pei building breaks up the frontage nicely here.

Certainly can't say the same about the way Emory's new building relates to Juniper. Hopefully it's better than the god awful concrete wall I'm seeing.

In other news does anyone know what's going on here at 5th and Juniper? Wasn't there another building between these two? Also the tree closest to the grey building with the fence over it has an orange "X" on it.

Also it appeared to me tonight that Alexan at Krog has site work going on. Not completely sure because it was dark and I was driving. Could anyone confirm this?

33 Peachtree Pl will make a bigger impact that some people think. I'm pretty excited about that one.

Didn't they get bond financing from the city of Atlanta and/or Fulton County?

@AtlantaMustang

131 Ponce and the new Proton Therapy have really altered the feel of that area for the better. I think that area has a lot of potential.

Unfortunately, the Proton Therapy side facing Juniper is just going to be a wall. They'll dress it up a bit, but yea, nothing exciting. The good thing is 131 Ponce will have units facing that way so it won't be a total dead zone.

Apparently Tishman is pretty far down the road with their project.

The other one could be more iffy, although Regent has certainly built a lot of stuff around there.

There was another building. It was just flattened in the last week or so. As I recall, the church owns the houses on Juniper and wanted to tear them all down to build a parking lot. That was contested, and so the houses have fallen into disrepair. I guess they finally got approval to demo one of them. Correct me if I am wrong.

Some deets on proposed GWCC hotel

According to a story in the Atlanta Business Chronicle, the proposal calls for an 800- to 1,000-room high-rise, four-star hotel on Northside Drive, adjacent to the center’s Building C. The project would get underway following demolition of the Georgia Dome. Its estimated completion date of 2019.The hotel is needed to not only meet rising demand, but it would also help Atlanta capture shows that might otherwise pass it by, according to a demand analysis study by PKF Hospitality Research LLC.The project cost is estimated at $207 million to $245 million, depending on whether it is built as a public or private project.

The study says construction of an 800-room hotel would induce an additional 116,000 trade show and convention attendees in a typical year for the GWCC. It would also increase GWCC revenues by $2.974 million annually.

The authority’s next steps are to discuss with developers what it would take to make a private deal work. The GWCCA stadium committee will receive recommendations on how to move the hotel project forward by mid-summer.

Renders attached to the story show a modern glass and steel tower of about 40 stories.

So the location they're talking about is right there across Northside, next to Bethune Elementary School, in that large vacant lot? Or perhaps on the other side of Ivan Allen? Either way, interesting spot for a large, 4-star hotel considering the "rough" nature of those neighborhoods.

Here's a screenshot:

My assumption from previous articles is that it's on/near the site of the West Plaza on GWCC property. It looks from the render to be pushed as far east as they are able to. That's Northside in the foreground from what I can tell.

Not sure of the specifics but was told the last piece of the finance puzzle is now in place.

The renderings indicate it right where the current Western Plaza is between GWCC and the current GA Dome Site.

If you pull up Google Maps of the area it's right where Andrew Young International terminates and Magnum street runs underneath.

I agree. It will be a more attractive place to live than people think. The Central Park within the buildings and parking deck will be quite nice. Being unable to build on the Marta Station creates an interesting curveball to designers.

Sounds like it will be where the Georgia Dome is now.

Yea, silly me. From that picture and the description, it's clear that West Plaza is the location. From what I've seen of the layout of the new stadium, the Georgia Dome is going to be a parking lot.

So that West Plaza location makes sense.
