thats one of the cooler projects i've seen in a while. that place has been mostly derelict as long as i can remember, easy to see the progress from I-64, too.

Homebase Partners, of Bozeman Montana, is planning to demolish the old Clayton Police HQ building at 227 South Central Avenue, in Clayton Missouri, for a 12 floors AC Hotel. This hotel will be the first new hotel in Downtown Clayton in over 20 years when it opens in Late 2020. Currently, the developer has a desire to break ground in the Spring of 2019 with the original plans presented in February 2018. This particular AC Hotel will be the third AC Brand in the region (behind Central West End [Proposed] and Downtown [Proposed] and will be the second property in St. Louis developed by Homebase (other is Central West End AC Hotel [Proposed]).

This particular hotel will be 196 rooms in size and will include a rooftop bar for the general public. There will be no street level retail (despite it being a block North of the MetroLink station). The hotel is right up against the massive Clayton Metro garage but the design takes that into consideration by not giving any hotel rooms that view. The Hotel is on the same block as the recently completed 212 South Meramec tower. The block is also the subject of a potential overhaul with new high rises and mid rises. The cost of the hotel is $45 million.

I found these new renderings on Ballpark Village's redesigned website. One is of the Live Hotel and Pennant Building with a significantly redesigned fitness/market building with a rock wall outside and funky glass. The Rawlings Logo has also made a return. The fitness/market building has been through many redesigns recently so I would expect it to change again soon as it hasn't began yet.



Then there is this one. It is under the office building page and shows the Pennant Building's lobby looking North. The first leak of Phase 3 is included as the building outside the windows is currently not there or proposed.

Grand Flats on South Grand Avenue

Altus Properties is building a new five story, 124-unit apartment building.

The new development is just blocks away from St. Louis University's expanding medical center, Tower Grove Park and the Missouri Botanical Gardens.

The $19 million project under construction in the 2200 block of South Grand Boulevard is expected to be complete in the second quarter of 2019.

This is the fourth development planned or under construction in St. Louis by Indianapolis based Pearl real Estate Funds (Pearl Companies). I like it a lot and it will do wonders to improve that area.

I'm loving it too! For St. Louis in particular, this cycle has changed us in a good way. While we still got a long way to go, it's clear that we won't be ignored much longer.

Hotel at Clayton and Brentwood Moving Forward

Apparently a parking agreement has finally been reached and this one is moving forward at NE corner of Forsyth and Brentwood in downtown Clayton.
