And according to the tracker, the Beam on Farmer project has building permit issued. Would love to see Tempe Depot, Hilo and Omni start soon too.

I am also curious to see what's finally going to be proposed for that half vacant shopping center at Baseline and Price roads. I recalled seeing a request to build apartments there a while back. I think at one point they also had posted a sign saying an Overeasy restaurant was going in on the corner but I think that has since been removed.

There was also talk of redeveloping the other shopping center on Southern and Price (where Rio Salado Community College and Dilly's occupy) into apartments but I am not sure if that proposal is still dormant. There was outcry from the neighborhood a few years back when there was talk of demolishing the complex to build a condo building that was about 4 stories.

Tempe office building now under construction is first of its kind in Arizona

Grabbed this pic at a red light on my way back into Tempe after sitting through the traffic mess this caused to leave Tempe but Jefferson Town Lake is undergoing another name change…



Someone correct me if I’m wrong but I believe this was Norte Town Lake originally, and it seems it may be going back to that? I’ll be able to confirm the new name on my way home from work tonight.

ETA: confirmed that it is now named Norte Town Lake (again?).

The renderings are out for the price rd/ baseline redevelopment apartment project. It's actually not a bad piece of infill but unfortunately there is A LOT of opposition from the surrounding neighborhood. The development is very enclosed from the surrounding area but that might not be enough to satisfy the neighborhood. We will see what the City decides. Even in the nasty grams the City received, they admit the corner needs to be developed lol.

Not sure if it's been mentioned, but there's blue Omni fencing/signage at the SE corner of Rural & University. Maybe the old Chili's site isn't cursed after all

First/Farmer - I hadn't realized they would be extending the pedestrian path along the tracks. I'm pleasantly surprised. Hopefully The Beam does the same.



Westin is close to done.



100 Mill is basically topped out--it looks like they might still be working on some type of rooftop structure, but I believe that's all 15 floors.

Ok, I'm confused... I'm not sure if I missed something but since when is this project a thing?

It looks like the entire complex where "The Pier" is currently being built is going to be Pier 202. And according to the biz journal article here: https://www.bizjournals.com/phoenix/news...own-lake-developments-pick-up-steam.html The office project is build-to-suit and coming in at 400,000 sq ft. Also appears that the developers were waiting for covid to pass as they're trying to get one large tenant for the building.

Here's a brochure, but it does not look like anything has been formally submitted to my knowledge. With the way things are opening back up, we could potentially see something announced by the end of the year. Does anyone have more info on this?

There's been nothing submitted for that KDC office project. Pier 202 is no longer developed by one entity but I'm pretty sure the entitlements remain on the blocks.

I note 250 Rio has been submitted, however... it's the project on the old Pennysaver building. Excited to see that one come up if it's near its original renders.
