@C

Under dead proposals, 55 hudson is u/c. Pretty much topped out. Just have to amend it to 55 Hudson Street | 637 FT | 58 FLOORS as its not the original project at 95 floors.

Even AI needs to bow down to the boom that is Jersey City! And growing!

50 hudson also can be moved to u/c as rebar and a crane is up on the parcel.

In about the past ten years, there have been 43,727 completed units, 17,704 units under construction, and 31,215 approved units in the pipeline. In total, that's 92,646 units! Given that Jersey City is only 15 sq mi, this is probably the highest concentration of new housing anywhere in North America

There are a couple more 50-60 floor towers proposed on the June planning board agenda. Both downtown.

It shouldn't be a matter of time until JC gets a super tall! I've seen many buildings being forced to lower the height (99 Hudson for example)- is there any real reason for this or is it just because of people complaining? I understand that parts of Newark have restrictions because of the airport but I don't think JC should have the same restrictions?

Some FAA considerations, but there isn’t really height NIMBYs.

I’m reading the Journal Square 2060 plan to promote affordable housing. Looks like developers will be allowed to build 20 stories on top of the FAR of 25!

This change probably just pumped up the value of the Kennedy Fried Chicken lot by millions. Also, several other sites in the area must be more valuable as well as the maximum height they can build goes from 40 to 60 floors.

It’s probably too late for 499 Kennedy but it will be interesting to see if they try to tack on more floors during construction.

Dummies

https://www.nj.com/hudson/2024/06/de...rt-ruling.html

The reason for denial, as I understand it, is that the city is actually in favor of the height and density. All they wanted is guarantees that the light rail stop will be constructed and the right-of-way preserved, but the developer didn't want to follow the city's process to obtain that commitment. They told the city, 'trust me, bro' and the city said "No!"

one or two more - not homestead assembly

625-629 Newark and 8-16 Lott
27 stories
629 units

693-701 Newark and 30 Cottage
33 stories... WTF
336 units

I need to find a better way of maintaining the list. Maybe Excel.

Anyway, with the Journal Square inclusionary zoning ordinance, thinks that make you go hmmm... watch all those remaining Homestead Assembly building grow by 20 floors each. So 27 becomes 47.

Where can I find your list for JC? The one in the first post is from 2022.

Embankment progress

Apparently the Embankment issue may reach a settlement by the end of the summer:

Quote:
All three options permit one-high rise tower in District 2 of the Marin Boulevard Redevelopment Area, but with different options for height and the number of residential units and hotel rooms. The rest of the redevelopment area is zoned R-4 residential, as well as for railroad and trail use.
I really hope this happens so the High Line-style embankment project can begin. Now if they could just figure something out to save the Powerhouse...

I was in Jersey City on Friday and took these photos of development there near Journal Square.

This is a very impressive statue of Jackie Robinson.

This is a beautiful old theater
