The rezoning was approved by the Planning Commission. The City Council still has to approve it because they have final say on all zoning changes. Large projects like this typically take two CC meetings to get approved on all three readings. But amazingly enough, there has been no opposition to this project yet. So CC approval should not get dragged out. Site plans would be submitted after CC approval and take maybe two years to approve. The developer stated at the PC meeting that buildings on the site would not be completed until 2029 or 2030.

From last week's Austin Business Journal (Archived; No Paywall)

Related Cos. triples office space in mixed-use hub envisioned south of downtown
Plus, Ego's may be resurrected — 'I wanted a place where you could get a $5 beer,' developer said

Quote:
Related Cos. is moving forward with its plans to build multiple towers on six acres just south of downtown Austin.

Most notably, the company has tripled the amount of office space in its plans since redevelopment possibilities surfaced last year. Related now envisions 600,000 square feet of office space, up from the 200,000 square feet previously planned. That's in addition to 950 residential units, a 225-room hotel and 135,000 square feet of restaurant, grocery and retail space — which could be a huge addition to the highly sought-after South Congress retail market.

Quote:
It’s unclear when demolition activity could take place on the site, but Iannacone indicated Related wants to move quickly on the project. He said the intention is to enter into the site development permit process as soon as the project receives approval from the city. He said the permit process could take around two years. After that, project officials would look for financing, and if the market is in the right place, construction would start soon after. It could be built in one phase or multiple phases.

Iannacone's ideal timeline would be by 2029 or 2030, he told commissioners.

I know where you can get $2 and $5 beers, but you have to drive to between Marble Falls and Cedar Park.

Extension of downtown Austin skyline to continue south of Lady Bird Lake

Quote:
City Council approved the 500 South Congress PUD, or planned unit development, Sept. 11. Related Cos.' redevelopment of Ego's bar and surrounding apartment and office buildings on a 6.5-acre site will include:
950 residences, with 800 apartments and 150 condominiums
A 225-room hotel
600,000 square feet of office space
135,000 square feet of commercial space for retail, a restaurant and grocery store.

The site's tallest tower may reach up to 650 feet tall, while the rest of the property can build up to 500 feet.

Related's Texas President Mike Iannacone recently said the 500 South Congress PUD could be the new heart of the South Central Waterfront, which said is becoming a "mixed-use city of the future."

Exactly. The curved corners are the giveaway. But the developers don't even know what will be built yet. The market conditions have changed so much since the original renderings and uses were made public, that the first proposal is no longer viable.

Haha, Curved corners so true. Anytime I see a render with curved corners I'm like--Yep, that's never happening or it'll be VE'd and have a Playstation 1 style pixelated corner curve.

Perennial was the curved building I was hopeful for rip
This version actually looks like 506 west and the base of waterline had an affair. Are we sure this was the most recent design or the one before the angular version we saw the most renderings of that looked more like San Antonio’s pearl district

There's also curved glass on the Fairmont Hotel's NW corner.

Which I so appreciate survived the VE'd re-do. The base on Fairmont looks really good. Tbh, I don't dislike what we have now. A spire can go a loooong way
