The fact that the developer suddenly presents a shoddy unserious alternate proposal after having spent time and money on a plan that was already approved and practically shovel ready reveals a hidden motive. That the supporting opinions seem to be driven by spite over any sense of urban design principles is also telling.

It's very telling that those opposed to this rezoning resort to arguments of emotions & personal opinion of what a neighborhood should look like (both shape & people) instead of arguments for why this specific plot should not be zoned to allow high rise. The devs motives are irrelevant to the question at hand.

The site is within 400m of a MTSA (or should have been) and thus the zoning change requested to bring it in line with what is allowed by MTSA (which would actually allowed 40 stories) is well within reason of the official plan.

To put it simply the city spent billions in infrastructure and it should do all within its control to make sure full use of the infrastructure available in this area (large water mains, large sewer mains, storm mains, LRT, power grid, and etc)... The LRT being one of the major reasons.
