looks much better, especially at grade. The parking entrance is much, much less prominent now.

I mean I'm generally not a fan of "faux" heritage, like this, but I know Core Urban can execute it well. It's a shame they didn't want to pursue a more modern design, It likely could have been excellent.

Seems they've removed the recessed first floor in this render. I don't know, I think I like this a lot. It's not too much a copy of historical, but it has modern elements. It's CoreUrban, so you know they'll use real stone and real brickwork, so I'm pretty excited to see this go up. With the speed they're going now, it's likely we'll see something substantial within 12 months, which is good, since other mid density buildings in this city seem to take years to complete (I'm looking at you Jamesville).

A lot of people talk about King William, but Augusta Street has a lot of potential too. There's a bunch of vacant restaurants, and a few commercial places slowly getting fixed up, as well as empty parking lots, that could really fill in and give this spot King William vibes. The main thing is that James S needs to be adjusted to copy James N, but because the mountain Terry's use it to get to King St highway, it'll likely never happen until we get new councillors or enough Toronto residents move here and give Hamilton residents who have given up a second wind to fight for these improvements.

Add that this development and the one at 75 James and Corktown will be injecting thousands of residents into this area, it has the potential to really fill in, in the next couple years.

Has Core Urban ever done residential like this before? And does this development contain office space?

I hate hate hate that fence they put on on James South a few years ago. Such an incredibly anti-urban thing to do.

Indeed , just read their Instagram pistol, noting the materials, and that it is a rental , not a condo.

Guess I should have read the description... Didn't even see it there hidden by the "more" button!

We all saw the same post!

Summer 2022 is quite an impressive target. Based on their efficiency and focus, it's probably realistic.

Corktown really should be a second food destination zone. Lots of density coming and great location.

If there's any restaurants left there after this final blow and unfair lockdown. I live in the neighbourhood and have spoken to the owners of a few of the restaurants on Augusta, they are hurting...bad. I try to order take out from them when I can just to support them. I suspect if this latest shutdown lasts more than the 4 weeks, a couple will be closing up for good.

A very funny show based on nothing, funny enough in itself. I saw Jerry Seinfeld when he came to Hamilton years ago, and perhaps most comedians / touring bands, say this in every city, however he quite emphatically stated that Hamilton was always one of, if not his most favored city to come and perform.

Very exciting! Anyone have hints about what CoreUrbans next project after this one might be?

Since there's only a couple of them, I doubt there's many rumours around. You could just message Steve directly or Core Urban. They typically will respond if they have information to share.

I wonder if they ever made an offer on that hideous Money Mart/Subway building on King St. Oh how I wish that building got a new facade.

Anyone know who owns it? If it's the payday loan company, they will only give that up when it's pried from their cold, dead hands (and if they don't I bet they negotiated a lease that provides for a similar scenario)

the brick feels a TAD generic though - I wouldn't mind seeing some stone diamonds or brick fanciwork in the column parts - kinda feel like the bare minimum in aesthetic has been pulled off here.

But hey, it's got arches! It's not your generic cookie cutter box with square windows that everyone else only seems to be capable of doing..

Really wish those black strips had some embossed details like the connaught had or the courtohuse..

Was catching a bus so apologies for the not all-that-great image, but here's an update to show that the foundation slab has been poured.

My understanding was that Core Urban were planning this as a wood frame building, so it should go up pretty quickly once they have finished the concrete forming. I would imagine the wood framing would start either above the ground floor slab or perhaps they'll go up another level in concrete before switching over.

Will this be considered Hamilton's first major wood construction building?

The sandman hotel at centennial and the QEW was the first 6 storey wood building in the entire province, so no.
