My mistake while half asleep haha. Significance still stands just the same. ;-) though I do understand that this building needs refurbishment to be as sharp looking as it used to be. I really liked the zig zag small office building at burrard on davie street, next to the community garden. I was sad when they didnt keep any of the original facade intact when they renovated it. The new brick facade wasnt the best choice either. Seems almost like a renovation from the 90s. :-(

1090 West Pender Street

As if the remarkable number of recent new major office proposals wasn’t enough, here’s another rezoning in the Downtown core. It’s not insignificant either – it’s over 400,000 sq ft of offices in a 31 storey building (with 2 floors of retail) approved for the corner of West Pender and Thurlow Street, on the block that already has the first four Bentall towers. Designed by Musson Cattell Mackey Partnership for Bentall Kennedy it will replace a small existing office building and a parkade. The design and scale is very similar to the Bentall 5 tower by the same architects nearby – perhaps this will be Bentall 5.2.

We’re updating the post to show the model that the Urban Design Panel supported. The building, like MCM’s recent design for Bentall on Thurlow Street, now under construction, will have slightly larger floors on the upper part of the building.

Nice tower. Nice design, original, and at-level with neighboring buildings; its height providing street viewline adherence, more pleasing to the eye it seems.

In other news, the MCM site, which has a list of office buildings it has designed if you click on"offices," claims having design the MNP Tower 'in association with' Kohn Pederson Fox, whatever that means precisely.
Just who did the most work on what, and came up with the splendid form of the MNP, I'd like to know.

My guess is the KPH did the initial concept & design (largely the building shape/design you see now) and MCM did all of the heavy lifting with the construction drawings, coordinating with consulting engineers, etc. I believe they did the same with the Trump tower (with Erickson), and what Dialog will be doing with BIG and Vancouver House.

Original? It's basically an updated copy of Bentall V (by the same architect)

I have no beef with Trofiren, but it has failed the Turing test so many times in its commentary

Yes, we should all aspire to be arrogant, insufferable contrarians instead.

Yes, looks similar. Still, from a personal perspective I think Bentall V is one of the nicer office towers downtown, so don't really mind another clone lol

Hey now, we lost hed kandi thankfully. Probably had a heart attack while looking at buildings.

I like this building, I think it will fit in just fine. I just hope this curved style doesn't become dated.

My guess is:
  1. 753 Seymour
  2. 601 W Hastings
  3. 555 Cordova
  4. 320 Granville
  5. 1090 W Pender
  6. 1133 Melville

It seems like it might be time to shift things on that list, as 1090 W Pender has reappeared after a long absence. Looks like it's added a couple floors, though of course, no additional height. I accidentally posted this first in the Downtown Thread

http://development.vancouver.ca/1090wpender/index.htm

Quote:
• retail use on the ground floor and office use on ground to 33rd floor;
• 52,224 sq. m. (562,135 sq. ft.) of floor area;
• building height of 122.8 m (403 ft.); and
• seven levels of underground parking accessed from the lane.

Nice to see more floors and the design seems more refined, too. Thanks for keeping us up-to-date!

Thanks.
The added curves make it more current rather than a copy of Bentall V.

Quote:
Height: While the maximum discretionary height permitted under the existing zoning is 137.2 m (450 ft.), the site is restricted by the Laurel Landbridge (C2.2) view cone which limits the height of this proposal including all appurtenances to 123.4 m (405 ft.). As the proposed building extends to the underside of this view cone, staff have concluded that the height can be supported.

Downtown office tower redevelopment further squeezes vacancy rates

Bentall Kennedy recently gave notice to its tenants at 1090 West Pender St. that they must move out of the 76,000-square-foot building by July 31, Postmedia has learned.

The site had been slated for a redevelopment that will replace the 48-year-old, 12-storey building and parkade with a new 530,000 sq. ft. office tower and underground parkade.

“I can confirm that, in accordance with our leasing agreements with each of our tenants at 1090 West Pender, all tenants will be set to leave the property in the coming months,” said Bentall Kennedy’s president of real estate services, Tony Astles, in an email to Postmedia.

If anything it's a demoviction.

The renoviction of a downtown Vancouver office tower is going to make it a little tougher for tenants to find work space in what is increasingly becoming a landlords’ market.
A lesson on how to write gibberish and not write anything meaningful. Do the math.

76,000 square feet demolished
530,000 square feet built

Without the view cones could have been even more, which should be encouraged so close to a major train station in the heart of the CBD.

Even so still a nice decent sized addition.
