16 in the renders on their website


Looks like a full or almost full slab they are pouring in the pic on the 17th floor.

Great pics as always, thanks Harley.

The floor count is quite funny. My friend who lives slightly closer to this building than me told me a few months ago that he heard that they were building higher than was approved. I told him he was an idiot.

Maybe that isn't a 17th floor, but really just the mechanical penthouse roof, with a size that is smaller than the regular floor plates such that it would be set back enough in that rendering that you don't quite see it?

A somewhat serious question.... if they can change how it looks from proposed renders... what's stopping them from a height adjustment of a taller build. I feel they'd be told to remove the height, but why aren't they asked to tear out the charcwhite and install the sidings to at least more closely match render?

It's far more clear this morning. It's a 17 story building. You can see the mechanical penthouse is about to poured above the 17th.

The renders aren't part of the approval. For the most part, aesthetic changes are fair game, unlike extra height.

Neither do I, that's why I didn't count it. You can see on the other pic I posted earlier that they are pouring the mechanical penthouse on top of the 17th floor roof slab right now.

Edit: unless you are saying that you don't count penthouse floors, which are often amenity floors, as floors...but that would be completely nonsensical, because those floors are counted as floors in every metric imaginable. They are habitable occupied floors of buildings, whether they be an observation deck, a restaurant, a gym...you name it.

Right?!? I drive by it a few times on an average day and the last couple of weeks I was like 'when is it going to stop?'. This morning's pic confirms that it will be topped out after they pour over that rebar for the mechanical penthouse on top of the 17th.

Once we have a picture of the tower toped-out and we confirm 17 floors + mechanical penthouse, I'll update the thread. It does look like that's the case, but I don't want to jump the gun.

I drove by 'The Clemow' today and they are putting up a lot of this medium grey spandrel panel. No sign of charcoal brick there yet.

Soon, Dow's Lake will be without a residential tower crane possibly for the first time in nearly 15 years.
