Ugh. They could have done so much more for that lot. Oh well, at least it's a nice design.

I think it looks awful. A box? It's not 1975, it's 2015.

This sucks. The elevated walkways are the worst part. Pretty depressing. I hate that they're doing this to my city.

Good point. Plus it has ground floor retail that will help fill in one of the many pedestrian dead zones on W. 6th St.

So, it says 16-story, but only shows 14. Either it's higher on the end we can't see, or they're counting underground levels, or we haven't seen the final rendering. Which do you think it is?

Here are the positives I see about the design.

1. It looks like it has good sidewalk interaction.

2. If you're tired and need a nap, you can lie on the sloping lawn in front of GSD&M, look across the street at Shoal Creek Walk, and the sheer boredom of its generic office boxiness will zonk you right out for a good half hour or so.

Well my take on it goes beyond its dullness. With all of the office development currently taking place, I'm more curious about the square footage this building would add.

Right now there is definite demand for office space in DT. I remember an article that came out a couple of months ago saying that even with the added office space from 3rd & Colorado and the IBC building, office occupancy would actually rise not decline. Having said that, there will come a point probably in the not so distant future when that will not be the case.

There's only one significant office building that has started and it's Block 23. The other office building under construction is a short 16 floor bland looking box at 5th & Colorado. The way I see it is if we see yet another stubby blocky office building such as that monstrosity up above built, then our chance of getting a truly tall office tower is going to disintegrate into fine dust blowing away with the wind.

It's exactly what I expected... it should be pretty tall too. I wonder if the back will be angled for the CVC?

It has potential I suppose. It could end up having a nice clean look to it. Also, the rendering seems to show the other half of the building having some more glass. In that way, if it really is the case, it could resemble the IBC Bank Plaza where one side of it has square windows with the other side having a curtain wall of glass. It might not be so bad then. Also, I'm kind of liking the idea of having a new building that is not blue. lol

My guess is it'll be somewhere around 170 to 190 feet tall. The Whole Foods HQ is 136 feet, and this looks to be 40 feet or so taller, not counting the mechanical penthouse, which could add another 10 to 12 feet.

If you are looking at the building facing east, it is 15 floors above ground. It has several below grade parking levels, 1 level of retail, 4 levels of parking above the retail and 10 floors of office.
If you look at it facing west it will appear as though there are 6 floors of above ground parking making it appear to be 16 floors.
The lower floors you are seeing are just disguised parking levels.
It is about 211 feet tall.

Remember this lot has a CVC running through it. So we are only seeing the northwest view. The southeast view could be a wall essentially making this building a triangle if they avoided the CVC completely, maybe just the podium is under the CVC but who know without the height data.

The civil engineering plans were released, but they don't show the heights. It does say it'll have 15 floors. It also shows it'll have two cranes.
