Did they get approval for the taller Colours towers - or has focus shifted to the ones closer to the Casino? i.e. so that construction is conducted at the same time and the casino won't be saddled with an empty lot or construction across the street after opening.

This Tuesday Febuary 1st, the City of Vancouver Planning staff and Concord Pacific will be holding an open house for a proposed rezoning at 10 Terry Fox Way (Area 5b West)

The rezoning application proposes primarily residential development, with commercial and retail uses at-grade. The proposed floor area is 38 782 m² (417,443 sq. ft.) with approximately 543 dwelling units. The proposed development would consist of 2 towers sited on a 2­storey podium. Proposed tower heights are 30 and 28 storeys, with maximum height of 91 m (300 ft.).

Join City of Vancouver staff and the applicant team for a walking tour and open house about this project.
Tuesday, February 1, 2011

Looks like one of the two proposals was rejected by council. Think they did the right thing on this one and I have to give them a thumbs up.
I think the negotiated amount for CACs on this project was reasonable. I think the method of payment though was a bad deal for taxpayers. Hopefully they can rework the plan and come back to council soon. I'm not too worried about the timeline of the completion of Creekside park as most local residents seem to be. I am concerned with the transfer of the affordable housing units out of nefc and into the dtes. Think the city shouldn't budge on that issue unless the payout is just too good to refuse and I didn't think the current offer was.

The weird thing is that the park is going to be the repository for contaminated soil from the NEFC sites - in the logical sequencing of events, the park will have to be built after all of the NEFC sites are excavated.

So... either

(1) the park is built last (i.e. concurrently with the last site to be excavated)
.. or
(2) we see what was done with International Village and Andy Livingstone Park - and all of the sites will be excavated, soil placed under the park site, the park is developed, and there are a number of "duck ponds" that remain until the excavated sites are eventually developed in accordance with market demand.

In this case, since both the original Colours and the Casino Colours appear to be a "go", the "duck ponds" would be the sites east of the Plaza of Nations.

Hopefully it wouldn't impact the ability to fund the NEFC dragon boat facilities.

neat pic. man, the atmosphere for this casino-fronting phase will be like something out of hawaii or miami, just pop across the street and you're at the action. i bet that concord wants to move on these in tandem with the casino project so as to focus their sales pitch to investors looking for short term rental income. you know, if they were willing to re-calibrate their model, i bet they could sell at least one of the towers outright to an institutional investor, i doubt it hasn't crossed the concord hive mind.

Not sure if anyone posted yet, but the architect is James K.M. Cheng. I was at the open house for this project and most of the debate centered around the 9 acre park C.P. is proposing to provide. There were a few comments on the aesthetics, however the project is at the very early schematic stages from what J. Cheng presented. The panels are to be proposed as sliding panels, functionally for shading and wind break as required, secondly to create an ever changing facade. 'Colors' aside I have seen this type of design in Barcelona and if executed properly can look really great.

The tower proposed for 999 Seymour also had the sliding panels.

The render for the phase of Clours that's on the west side of the bridge ramp has been around for a while. It would be interesting if they changed it, i.e. to a curving stepped building to match the east side (I think the skybridges look odd).

The City Council blocked their plans for more slots &tc in the new space, so are they expecting Gregor et.al. to be un-elected by 2015?

That does make sense - why spend the money on a new facility that's the same size as the existing one and that would need to be redesigned when it is expanded?
