I'm not sure if it is seperate or not but if the deseret building is different then the FSB building then we are losing 4 for 3

I'm just hoping this will spark some more dev to make up for it.

I think if the office space avalible stays low we can see a lot more height added to these two blocks. But I doubt we will get a new tallest out of this project.

I do think we will see a lot of private development around these two blocks in the next 5 years. Hopefully some of it will be TALL.

I'm still optimistic--the goal of this project isn't to create a new tallest, as much as we would have all liked that--it's to build a new core for downtown, and build community. If they can get their 876 units of residential built (instead of the currently slated 300 for a beginning), that would add some height, but like Joe just said, I think this will be more impressive as the cause for a ripple effect. Other private companies will hopefully see what's happening and want to add to the office space.

Please?

I really think it will spawn investment in downtown.

Remember, I'm the suburbs fan here, and I am wayyyy excited about this. It starts to perk me up that maybe downtowns can be cool.

Dude that's cool your excited about Utah and everything, but umm be carefull there guy, I can think of another "few" cities and "states" that would argue your perception on cities next to mountains. Just to name a few, and they are very spectacular as well my friend.

Anyways sorry not trying to hijack the sweet development news thread for utah, Congrats btw on your guys new Mall project hopefully that will spring up later developments for you guys. Seems like things are definatly picking up in the Mountain West Region eh'

If SLC wants to build a new core for downtown, doesn't it make more sense to build over some of the seas of surface parking rather than going around tearing down buildings?

C'mon Guys,

This is a HUGE project. What's with all the moping around. Some of you are acting like me the day after Christmas.

Realize, this project compared to what is going on in the majority of downtown's in North America, is like comparing the new LDS Conference Center to the new Cineplex in Bakersfield.

As has been stated repeatedly, and just by Jedikermit, this will create a big ripple effect. Salt Lake has one of the lowest office vacancy rates in the country. We need major office towers. The LDS Church does not feel it is their responsibility to build the new tallest. At least they are creating an extremely enticing atmosphere for the new 40 plus story towers that will come.
There will be numerous additional develpment announcements in the coming future. Every developer accross the nation of major consequence is familiar with this project. Many will be checking their thermostat's to see if they belong in the mix.
I don't know about you, but I'm going to have to figure something out to control these feelings of excitement. This anticipation of what is coming next is going to wear me out.

I can understand your excitement Delts, but every other city represented in this forum is also growing in great leaps and bounds and has major projects either proposed or currently under construction in their downtowns too. Every other city in this forum(Mountain West) is also near spectacular outdoor scenery. C'mon this project for SLC is great and exciting and much needed, but it is just a mall redo (although the daylighting of City Creek is long over due) that is resulting in mixed feelings among a lot of fellow Salt Lakers, Utahns, and forumers.

I've been to the Front Range Metro a hundred times, from north to south. I have relatives who live in Loveland, and on business travels. The point is not that Colorado does'nt have beautiful mountains. The Rockies in the western half of Colorado are among the most beautiful in the world. But metro Denver is located out on the Plains. The typical topography of Denver and most of it's surrounding metro is rolling plains at best. Even Golden doesnot have the close proximity of large dramatic mountain walls rising abruptly from the valley floors. Denver's Rockies are typically in the distance, much like Calgary.
Denver itself is a wonderful city, and a great example of outstanding development in many categories

im going to back Delts on his commentary. I enjoyed it and its good to see someone that feels the same about our area as I do.

Northernlad, true our region is the fastest growing in the US, however only Nevada and Arizona have been as consistant as Utah over the past 20 years (Colorado grew rapidly in the 90's but slow some since the recession hit in 2000) Idaho has come on strong in the past few years, however Utah was 4th fastest all throughout the 90's and we have maintained in the top 5 since 2000.

True, there are some big projects going on in our region, but there is only one that compares in scope the the LDS church project just announced which is the City Center project in Vegas...

And I agree that our mountain backdrop is second to NONE, nope, not even Denver or the Front range can compare to the sheer wall that is created by our mountains and the jagged beauty of the peaks in and around Little Cottonwood canyon.

They are actually building 5 new ones. The condos by the new Harmons are going to be (from what I count) 17 stories. A 17 story building announced at any other time (except with this particular project) would excite all of us on this forum.

Then the two large residential on block 76, the new office on block 75 in place of the Deseret Bank bldg and then the other large residential across from the current Beneficial Life bldg.

I guess as a native of Paris, former resident of Rome, New York and recently living in L.A. for ten years, I don't understand major urban development when I see it. You're right, this 2 billion and growing project is just another mall redo.

And ofcourse, every city including Topeka has an intrinsic beauty. Some, such as Seattle have maybe a little more than others. The POINT was that no major metro area in North America is located as CLOSELY to a mountain chain, which rises so abruptly from the valley floors. This causes alot of dramatic residential lots with one of a kind views, yet only minutes from downtown. Remember, I've been to all of these other cities. I consider myself a part-time resident of the West Coast and Europe. Post a website locale of some pictures of North American Metro's we can view to prove me wrong.

Call me crazy, but why not keep the First Security Building, convert it to lofts and build the proposed tower on the current site of the old bus station?

Thanks for the back-up. Hey as beautiful as I think this area is I'm only a part-time resident. I will never be satisfied calling one place only, a home. It's just the Bohemian in me I guess. But, we should give the Wasatch Metro area it's just deserve.

With everything being announced all at once I don't think we've all had the time to process each element of this project. Nic, you're right about us normally being thrilled about a 17 story building. We all know the areas of this project that we're not thrilled about but lets concentrate on the good.

This includes development on 20 acres.
This will include ~5,600 parking spots.
Downtown will finally have a grocery store.
More residential units.
Great city feel with City Creek coming back to life.
Taller towers coming soon!!
More interest from Developers in SLC!!

I know there is ALOT more to this project then the things I've said I just hope we all take a step back and think about the scope of this. I can't wait till the specifics of each building are released and we can get a better idea as to what is coming.

The problem comes down to First Security isn't earthquake safe. If it got a big enough jolt, it would fall into the street. To fix that, they have to tear the exterior off and it will probably be cracked up and broken at that point, and without the exterior, what is there worth saving?

It's a shame, but it's not the first old building to be lost in the name of earthquake safety.
