This and 62 East were two of the very few large projects that I thought had a chance to start this year. 62 East is now planned for 2024, and this one may need a redesign if they decide on adding the hotel.

Trouble in the condo market? This project has switch to a hotel called "The Liberty". It added two floors for 34 now, but the height dropped below 400' according to a presentation for Monday's DC meeting. But we don't have the new elevations, so it may end up being over 400' with mechanical included. It still has balconies, so it may be a long term rental like Natiivo.

The new elevations for the hotel were released. It's still a 400 footer.

Very interesting. If it ends up as another Natiivo, that's clearly a measure of that model's success. Even moreso if the Sabine on 11th and I-35 ends up in the same bucket.

This rendering doesn't highlight a main hotel-style lobby or drive-up area with valet, etc. So, yeah, good chance this heads down the Natiivo path.

Between this and the Conrad cancellation, it looks like Condo towers may be put on pause like office. I don't think rental towers are too far behind. The three "most likely" big projects to break ground downtown in the near future are hotel: 12th & Red River, 5th & Lavaca Hilton & this one. There's also that little Marriott Autograph hotel at 5th & Trinity.

I still dig the design and especially the streetfront. Honestly, as much as I want to see residential in this corner of downtown, a hotel with bar and restaurant may bring more of the much-needed life to the area.

Haven't heard or seen anything about the Annie B in a quite a while either. Website still says construction start date Q3 2023. Oops.

That one's a rental, and it is still very slowly moving through the approval process. So far it has taken more than twice as long getting approval than most downtown towers. That tells me they are in no hurry to build it.

I think we're good to go on the Autograph and the Embassy Suites/Motto at 5th and Lavaca. Industry scuttlebut for both projects seems positive.

I've been waiting for that dang 12th and Red River project to get going for so long now . . . I was really hoping to be working there by now But I'm certainly not holding my breath at this point.

A ROW closure for demo/construction of 12th & Red River was filed this week, but the dates have not been added to that permit yet. ROW closure permits for demo/construction/crane installation almost always indicate that a project is a go. After 14 years, I'm almost ready to say that 12th & Red River is happening.

disappointing on 2 front:
1: Hotel... ugh. Was looking forward to more non-transient population in the neighborhood.
2: Design. Got waayyyyy more "normal". Blah.

Aw I liked the arches! Oh well. On the previous rendering and elevation set up abov, why does the crown not match? Did they just leave the roof off purposely on the elevations to show more detail?
Or am I losing it

Yeah, the roof being gone was the first thing I notice that differed from the renderings. But the previous elevations from November were also missing the roof. But the lack of arches at street level is new.

Ah well. Pretty boring design but I do like the dark materials. Some much-needed height for the neighborhood either way.
