177 Front and 200 Water:


Rendering of 200 Water Street, a former Jehovah's Witnesses site that's getting converted to condos.

For 200 Water, here's the intel: they'll add two Landmarks-OKed penthouse floors on top of the existing four-story warehouse; the building will house mostly three-bedroom condos; and amenities will include public and private outdoor space, a doorman and a gym.

As for adjacent 177 Front Street, it'll be reborn as a 12-story structure with 105 rentals. The apartments will be one-, two-, and three-bedroom with public and private outdoor space, a doorman, a fitness center, a bike room. and a children's playroom. As per previous reports, they will probably lease for $2,000 to $3,000 per month. Some of the apartments will be designated affordable, and the building is set for completion in 2016.

Both buildings will be designed by Ariel Aufgang's Aufgang Architects. The photo, above right, pictures the back of 200 Water Street after Aufgang's design was approved by Landmarks last year.

Valuation of condemned Brooklyn site paves way for hotel

A judge has valued a condemned property at 730-40 Atlantic Avenue, close to where the Barclays Center stands, at approximately $9.2 million. The move opens up the possibility of a 12-story budget hotel at the site.
The property was located in an industrial-use zone until 2001 and later condemned by the Empire State Development Corporation to make room for the Atlantic Yards project.

The property’s current owner, 730 Equity Corp, applied for a rezoning in that would allow a hotel to be built on the site.
While earlier valued at around $2 million, Brooklyn Supreme Court Justice Wayne Saitta reviewed the prior appraisal and concluded earlier this month that the actual value of the property is around $9 million.
The judge said that Atlantic Avenue, unlike neighboring Pacific Street, “creates a situation that can support a larger development.”

“[E]ven though a 124,000-square-foot hotel is physically possible on the site, the Court must also consider whether such a hotel is financially feasible,” Saitta wrote in the ruling. The ESDC maintained that a hotel in that location would not be viable.

119-123 Kent Avenue

An online flyer from Winick Realty has the details on the retail space’s specifications, and it will span “approximately 3,000 square feet” across the ground levels of both the new building and adjacent structures, from 119-123 Kent Avenue.

Permits for the development are slightly complicated, as existing buildings are being combined, and the actual ‘new’ component of the project will be relatively small. Outside of retail renovations, 121 and 123 Kent Avenue will remain largely intact.

119 Kent Avenue is a slightly different story; filings for the lot indicate that it will give rise to a 7-story building with 812 feet of ground-floor retail, and a 9,771 square foot residence above. With only one unit, the building will essentially become the Williamsburg equivalent of a mansion.

According to Chadah, the Umbrella will also be a boutique hotel with luxury accommodations and plans are in the works to also have a rooftop lounge for guests and if all goes as planned, it will eventually be opened to the public.

Its a great time for the Bronx. Population wise, it definitely is rising fast which is a positive outlook for the borough as it is now seen as a desirable location instead of somewhere to avoid. Same thing is happening to Harlem. In a sense, its full blown gentrification, but, from a development standpoint, with respect to highrises and mid rises, its providing a steady stream of construction. I only wonder how De Blasios affordable housing plan will impact the Bronx, and the potential projects that loom in a vast pipeline of daily proposals and construction.

Clinton Hill White Castle Will Become a Karl Fischer-Designed Apartment Building

Say goodbye to this White Castle at the corner of Myrtle and Steuben in Clinton Hill, which will come down soon to make way for a five-story apartment building designed by Karl Fischer. New building applications were filed Wednesday for a five-story, 27-unit development at 533 Myrtle Avenue, as Myrtle Avenue Brooklyn Partnership was the first to report.

The mixed-use build will have 25,862 square feet of residential space and 5,910 square feet of commercial. There will also be indoor recreation space, a 1,830-square-foot patio on the second floor, and three bike storage spots on every floor.

Simon Dushinsky of the Rabsky Group is the developer on the permits, but public records list a private family trust as the owner.

This morning at the Jacob Riis Houses, top local and federal officials gathered to announce the winners of a design competition meant to protect vulnerable areas hit hard by Hurricane Sandy from future storms. Possible Mid Rise in the future (Unless the developer goes skinny, it could become a highrise). Looks like it will probably yield a mid rise given the size of the lot.

If extra air rights are bought, PMG could construct a building as big as 75,000 square feet on the site. Kilian LLC has owned the property at 548-554 West 22nd Street near 11th Avenue. The four-story building now has event and art gallery space.

Given the building’s location, zoning laws said the site must be equally divided up as both residential and commercial space.

Troubled 12-Story Delancey Bridge Tower Is Finally Rising

A stalled project by less-than-stellar architect Michael Kang is stalled no more. Bowery Boogie reports that the 12-story Delancey Bridge Tower, located at 210 Delancey Street near Pitt Street, is active and rising, after running into troubles last summer that caused the Department of Buildings to issue a Stop Work Order. Records with the DOB show that two partial Stop Work Orders still exist on the property (the most recent one was issued just last month), but "safety work" and "structural steel erection and delivery" are still allowed. The SWOs forbid masonry work, construction of balconies, and order TR-1 (technical report statement of responsibility) field reports to be filed. There are a few other complaints filed against the site, including a violation for not having a safety manager present and a tripping hazard, as plywood was stacked on the public sidewalk. The building's structure currently sits at about four stories, and when it's complete, it will have 69 apartments.

New Location of Pratt Post Office Will Be Myrtle and Kent Street in Clinton Hill

The new location of the Pratt post office formerly on Myrtle and Grand will indeed be at 609 Myrtle Avenue at Kent Street, a tipster confirmed. When he saw workers in the retail space of the condo building over the weekend they told him the space was going to become a post office.

The Nabe had a story earlier this year saying the post office had proposed the location. We’re not sure when they plan to open.

Bed Stuy’s Space-Age Apartment Building Takes Shape on Dekalb

We were biking down Dekalb Avenue between Tompkins and Throop yesterday when we spotted this space-age rendering for a long-planned development at 785 Dekalb. Besides asymmetrical portholes and a glass dome, the six-story building will have 70 units spread across 52,429 feet of residential space, according to new building permits.

Amenities include 36 bike parking spots, 35 cellar-level parking spaces, laundry and a roof deck. Apparently there will also be a large atrium in the center of the building, shown on both the Schedule A filings and the rendering. Behind the fence, it looked like the first floor was being constructed.

Current Status:

Springtime has seen the Tribeca boom continue to expand, and 290 West Street — which had seemingly been stalled — is finally reaching skywards. VE Equities is the developer, and Adjmi & Andreoli led the project’s design, which has apparently seen changes since its last reveal, via The Post.

The building will present another contemporary-classic addition to Tribeca, mixing both modern and historic features. 290 West Street has been downsized since the design was first unveiled, losing two floors from its top; the re-configured structure also has a protruding window from its penthouse, a contrast to indentations featured in the previous iteration.

Still, the facade will have Adjmi’s trademark casement windows, and it also looks to integrate rooftop terraces for future residents. While the old scale of 290 West Street was also appropriate — and its intricacies more subtle — the new design will still present an opportunity for contextual growth. As the northernmost lot in Tribeca, its redevelopment speaks to the scale of the neighborhood’s renaissance, and how every corner is now being revitalized.

10 Story development:

DOB approves build at 42-60 Crescent Street as warehouse completely demolished

The first is that the Department of Buildings formally approved plans for the 10 story building on May 28.1 According to the permit, there will be 44,006 square feet of residential space with 2,309 square feet of ground floor commercial space. The building will have 40 condominium units with apartments ranging from one to three bedrooms. Amenities will include a children’s center, gym, parking and a roofdeck.2

The second bit of news has to do with the building that once inhabited the lot. Crews completely demolished that building earlier in the week, as you can see from the photo below. The project has kicked into warp speed ever since demolition permits were approved in late April.
