If the base facade extended the entire way up, and the building was restored inside and out...maybe. But that isn't likely to happen.

Maybe an unpopular opinion on a skyscraper forum, but I agree with keeping the Roosevelt and redeveloping some of the 70's and 80's structures with far less character in the vicinity.

It's a huge block. I don't see how saving the better half and building whatever it is they wanna build on the other half shouldn't be an option. If they want huge floorplates the building will end up stunted regardless.

That's an interesting way to look at it. Would the "better half" be the 2/3 of the block that has the three distinct volumes (in the foreground of the last B&W image)? That would be a good compromise given the right architect (Foster & RAMSA come to mind) and provided that any interior elements in the redeveloped part of the block are restored in the final tower.

That dumpy hotel is gonna be demolished. And thank God for that. One less gloomy eyesore on Madison Ave.

The problem is where it sits. A prime, developable lot in the middle of the city’s premier business district, with direct connections to Grand Central and thousands of commuters? Redevelopment will win out. It’s the same natural force tthat gave us midtown to begin with. It was never about what looks pretty, but business. Although they could redevelop the site with some hotel space included, it’s not as imperative to the area as it was when travelers came into Grand Central by rail.

I also think the Roosevelt Hotel is in the Upper Half of structures in Midtown (42nd to 59th) Madison Avenue.

There's a whole lot of crappy 1950s-present day structures in that stretch. The Roosevelt isn't the Lotte Palace, but it would be pretty fantastic with the most minor of touch-ups (a power-wash and a tasteful ground-floor retail overhaul - NOT removing all the masonry and installing floor-to-ceiling glass panels).

I’d like to see the Roosevelt get restored and have its air rights transferred to a lame building that deserves to be demolished like 335 Madison.

Not permitted. But those sites do have the same zoning, meaning each would support a tower of the same size, or basically the size of 1 Vanderbilt.

Right. We're probably getting supertall towers on both the 335 Madison and Roosevelt Hotel sites.

In fact the owners of 335 Madison (Milstein Properties) have confirmed that's the long-term plan.
