Leaders in Fort Bend County and Rosenberg are joining forces in hopes of finding a developer to build a hotel and convention center near the Fort Bend Epicenter.

On March 26, Fort Bend County commissioners gave the green light to move forward.

“The point of this is to eventually come up with an interlocal agreement, a binding agreement, to activate the site further —we have the Epicenter— to do a full-service hotel that’ll bring more tourism, more dollars to the county, through tourism at the Epicenter,” said Carlos Guzman, director of the county's Economic Opportunity & Development Office.

The city and county have the go-ahead establish a nonbinding memorandum of understanding to attract a hotel developer.

The goal is to build the hotel and convention center on land next to the Fort Bend Epicenter, close to where I-69 and Texas 36 meet.

The development plan envisions structured parking and a full-service hotel with around 225 rooms.

According to county documents, the city and county will provide a tax incentive to the prospective hotel developer, featuring a 10-year rebate on the state's share of hotel occupancy taxes collected at the property.

During the 10-year incentive period, the hotel site property will be owned by the city of Rosenberg, after which it will be transferred to the county, according to agenda documents.

Houston-based residential developer Airia Development Corp. has started work on its third and largest community.

Colton will be a 5,700-acre community around the intersection of a tolled segment of state Highway 249 called the Aggie Expressway and FM 1486 outside Todd Mission in Montgomery County, with small parts on its western side touching Grimes and Waller counties.

By full build-out, expected in more than 20 years, the community could bring about 11,000 homes to the area, the developer said.

After 45 years, Colton can be annexed by Todd Mission, according to the developer agreement with the small town. Home to a little more than 100 residents, Todd Mission is probably best known for the annual Texas Renaissance Festival.

Airia has also developed Aliana near Richmond in Fort Bend County and Artavia in east Montgomery County near The Woodlands and Conroe.

The name Colton comes from the first three letters of College Station and the last three of Houston. Colton will be almost the exact same distance from the centers of both cities, about 47 miles each way.

Airia began clearing the land for the new community last fall and expects to start building a water plant in the next 30 days, company President Travis Stone told the Houston Business Journal.

Water and sewer service will come from different municipal utility districts.

About 500 acres of Colton is reserved for commercial and multifamily development throughout the community, and there will likely be several Magnolia Independent School District campuses, Stone said.

Lot sizes will vary, with everything from 45- to 70-foot homesites as well as 80-foot lots. The goal is to deliver about 600 lots for the first phase to homebuilders by October. Stone anticipates announcing builders in about three months.

The hope is to have the model homes completed and start sales in the first or second quarter of next year. Prices have not been decided yet, but Stone expects the smaller homes to start in the low to mid-$300,000s and larger ones to start around $750,000.

The community’s design will aim to capture “the essence of Texas,” Stone said.

“As you drive through (the state), there's always these things that you see that you seem to see all over Texas, right? Architecture-wise and so forth,” he said. “And that's what we'll be pulling from to create this community.”

The developer plans to preserve many of the trees and green corridors along several dry creeks that run through the community as well as create a system of hike-and-bike trails.

A Houston-based developer has opened the first new conventional apartment complex in Deer Park in 24 years.

Dakota at Deer Park is the eighth ground-up multifamily development by Dakota Enterprises LLC.

The 298-unit complex is located on a narrow tract spanning more than 10 acres at 800 W. Pasadena Blvd. The development consists of eight connected three-story buildings around a long courtyard with a resort-style pool, grilling areas, a fire pit and a beer garden.

Units vary from 567-square-foot studio apartments starting at $1,220 per month to 1,363-square-foot three-bedroom, two-bath units renting for $2,550.

Units include washers and dryers, stainless steel appliances and high-speed internet, and select units have both a bathtub and walk-in shower. The community's other amenities include a 24-hour gym, a clubhouse and bicycle storage, according to its website.

“We wanted to create a community within the community of Deer Park and be central to it,” said Rick Guttman, owner of Dakota Enterprises and its affiliated construction company Ibiza Enterprises. “We’re next to (Bonnette Junior High School), we are across from the (Deer Park Independent School District) and across from the (Deer Park) High School, so we’re integral to the city of Deer Park.”

The complex was designed by Houston-based Mucasey & Associates and built by Ibiza Enterprises. Citibank provided financing.

Dakota purchased the land from two different sellers in 2018. Part of the property housed an older apartment complex, and Dakota gave its residents a year's notice before demolishing it, Guttman said.

Construction on the new complex started in 2022, and the first residents moved in in January, he said, adding that it is now about 38% leased. The last building is just now opening, Guttman said.

It is the first new conventional multifamily project in Deer Park since neighboring Boulevard at Deer Park, which was built in 2000, according to MRI Apartment Data. Since then, the only apartment complexes that have been built in the area were the low-income Glenwood Trails in 2010 and active adult community Providence Town Square in 2011.

In this case, the city liked Dakota Enterprises’ approach, Guttman said.

Site work is now underway for the largest mixed-use project do date in Friendswood, south of Houston.

Local joint venture Madison Development Corp., made up of Tannos Development Group and Wolfgramm Capital, officially broke ground on Friendswood City Center on April 18.

The $750 million mixed-use district on 106 acres at FM 528 and Blackhawk Boulevard will include 150,000 square feet of retail and restaurant space, 200,000 square feet medical and office space, a 500-unit apartment complex, and a hotel with 150 rooms, a restaurant and 5,000-square-foot convention center.

Nearly half of the overall property, 52 acres, will be turned into a city park with 4.2 miles of walking and biking trails, a fishing lake with pier, parking and public restrooms.

The groundbreaking comes about three months after Tannos Development Group owner and president Louis Tannos previously estimated to start construction. However, the developer still expects to break ground on the first buildings in the next three to five months.

Tannos will build the infrastructure, including an extension of Blackhawk Boulevard to connect FM 528 with West Bay Area Boulevard, and some of the shell buildings.

Wolfgramm plans to develop six buildings, including one retail building, the apartments and the hotel.

The company is considering Hilton and Marriott brands for the hotel, said Russ Handy, co-founder and partner at Wolfgramm Capital.

“We’ll see who gives us the most key money, the most incentives, the best deal,” he said. “It’s going to be an off-brand, so we can name it whatever we want.”

The name currently being considered is “The Colony” as a nod to the Quaker colony that became Friendswood. Depending on when it is completed, it could be Friendswood’s very first hotel. A 30-room boutique hotel is planned for Friendswood-based Banfield Properties Inc.’s One Sixty One mixed-use development on South Friendswood Drive.

The joint venture has sold the remaining pads for retail buildings.

San Antonio-based H-E-B LP is planning a massive distribution campus in the Houston area, where it is one of the top two traditional grocery store chains.

The company announced April 25 that it closed on nearly 500 acres in Waller County for the project. The Hempstead site is south of U.S. Highway 290 and east of Highway 6, roughly 50 miles northwest of downtown Houston.

Financial terms of the deal were not disclosed, H-E-B said, and information about the seller and brokers involved was not immediately available.

The campus will include several distribution facilities developed in multiple phases, H-E-B said. The first phase of construction is expected to start in late 2024.

As the campus is still in the planning phase, additional details will be released as the project progresses, H-E-B said. However, the company said the campus will include facilities to support supply chain operations for H-E-B's growing business.

“The land purchase is the first step in the development of this strategically planned campus, a project that will position H-E-B to better serve our customers well into the future,” H-E-B Chief Supply Chain Officer Carson Landsgard said in a statement. “The investment demonstrates H-E-B’s commitment to communities across Texas and will give us the opportunity to create more jobs in the Hempstead area in the coming years.”

Some of the developers behind a planned 110-acre beach resort with private airport on Bolivar Peninsula have teamed up for a luxury beachfront community a few miles down the shore from that project.

Jim Hayes, a real estate investor and developer, and Tom Harrison, the owner of construction company Allco LLC, are developing Sanderling, a 30-home subdivision at Johnson Beach, under their limited liability company, Johnson Beach Development LLC.

Lot sales have started, and five have already been sold, Hayes said.

The 15 homesites directly facing the beach are about 25,000 square feet each and priced at $400,000 each, while the 15 second-row lots are about 15,000 square feet and sell for $200,000. Buyers are free to combine lots for large homes and add amenities.

Houston-based White House Global Properties, owned by "House of Ho" reality TV star Washington Ho, is marketing the lots at 818 Rettilon Road. The marketing team includes Ho, Landon Bearden, Shelby Forbert and Chase Rhymes.

Allco started construction on the 33-acre site after Galveston County issued the final permits for the development last summer, Hayes said.

The streets and water and sewer infrastructure have been completed, and the developers are finalizing negotiations with the landscape contractor, Hutto, Texas-based Landshapes of Texas, to build an entryway and landscaping.

“There's a 10-foot landscaping and fencing reserve around the entire perimeter of the property, so we can maintain the integrity of fencing and landscaping around the perimeter for a consistent look and feel,” Hayes said.

A year and a half after its launch, Houston-based NewQuest Properties’ multifamily residential division will break ground on its first apartment complex.

NewQuest Residential said July 17 site work has been completed and vertical construction will start in late September on a $62 million, 294-unit apartment complex in The Grand at Aliana, a mixed-use development at the Grand Parkway and West Airport Boulevard in Fort Bend County.

The 475,000-square-foot retail center in Houston-based Airia Development Co.’s master-planned community Aliana is 99% leased, according to NewQuest.

“Clearly, the overall development is primed and ready for the multifamily component,” John Leonard, development partner and principal of NewQuest Residential, said in a statement.

The yet-to-be-named apartment complex is slated to be completed in June 2025. It was designed by Dallas-based Humphreys & Partners. NewQuest has not yet selected a general contractor.

The complex will include 11 two- and three-story buildings along with a clubhouse/leasing center on 11 acres on the corner of West Aliana Trace Drive and Fairbairn Way, across the street from Fort Bend Independent School District’s Malala Elementary School.

Kresston, to be built near Highway 249, is named as a tribute to the late Larry Johnson, the founder of Johnson Development, one of the nation’s most prolific creators of master planned communities.

The 1,400-acre Kresston adds to a long list of Johnson Development, which is currently working on 19 communities totaling 47,500 acres.

Mr. Johnson, who passed away last year, was born in Kress, a farming-oriented town of less that 1,000 people located in the Texas Panhandle, south of Amarillo.

Born in 1940, Johnson grew up on a 300-acre tenant farm in Kress, working alongside his family to raise crops and animals. He played quarterback for the Kress Kangaroos, earning a scholarship to play football at Texas Tech University. He then attended law school at the University of Texas Austin before moving to Houston in 1962 to start his career in residential real estate.

With Mr. Johnson’s character in mind, the Kresston community will reflect the small-town ambiance of Kress, Texas, the development company said.

“Naming a residential community is rarely easy,” said Virgil Yoakum, Senior Vice President and General Manager of Kresston. “There’s a lot to consider — is it unique, will it be memorable and what kind of tone does it set for the community? This time — with it being the first community we’ve named since Larry’s passing — we knew we wanted to do something to add to his legacy.”

Kresston will offer a mix of homes and townhomes. A commercial corridor along State Highway 249 will bring additional shopping, dining and conveniences to the area. Kresston’s site plan also includes an amenity complex, open space and land dedicated to a new school within the Magnolia Independent School District.

A few months after Irving, Texas-based Fluor Corp. (NYSE: FLR) announced it will leave Sugar Land after 40 years, plans are underway for the redevelopment of the campus it’s vacating.

Sugar Land-based Planned Community Developers said it has the 53-acre Lake Pointe Plaza under contract with the property owner, prominent Houston businessman Charles Hurwitz’s Maxxam Inc.

PCD plans to develop a mixed-use waterfront district with retail, restaurants and entertainment venues; apartments, townhomes and condos; a 4-star hotel with conference center and exhibition hall; boutique office space; and medical and life sciences facilities.

The Houston office of San Francisco-based Gensler is in charge of design for the development, which will accentuate the waterfront on both sides of the peninsula, PCD said.

That includes an “interactive wharf dining experience” with piers and bridges and activities such as kayaking, paddle boarding and water cycling on Brooks Lake.

Also part of the vision are mature tree-lined streets, walking trails and parks, and a beacon lighting theme, which “just make it (someplace where) people want to come … and just hang out, a place you'd like to go to have fun, not just to go eat, shop or anything — just go there and have a great afternoon,” said Don Janssen, president of PCD.

PCD also developed the 10,000-acre First Colony master-planned community, including the 32-acre Sugar Land Town Square. It previously bought 190 acres surrounding the Fluor campus from Fluor and has since developed it into Lake Pointe Town Center, including retail, restaurants, townhomes and two hotels. The 53-acre site is the last piece of land PCD is scooping up in the Lake Pointe development, and it has been a long time coming.

“I've been really working with the current owner of the property for about four years,” Janssen said. “Because I knew there was the absolute chance that Fluor could leave, and I didn't want to wait until I knew whether they were going to stay or leave.”

The property has been under contract for the past four months, he said, since before Fluor announced that it was going to move its Houston office to the Energy Corridor.

Tomball City Council approved rezoning 56.1 acres at FM 2920 and FM 2978 for proposed mixed-use development Tomball Boardwalk on the first reading Aug. 21.

The first reading of the zoning ordinance was approved 4-1 with Council Member Dane Dunagin voting against. Council will cast a second vote before the rezoning is approved.

The background

The proposed development includes retail and office spaces, multifamily residential buildings and a boardwalk area, said Nate Newman, CEO of Newman Commercial Real Estate, which represents NTN Tomball Corner, LLC, the entity requesting the rezoning.

Being called Tomball Boardwalk, the proposed development will include different land uses, such as commercial, retail, office, recreational and multifamily spaces, Newman said.

According to the proposed site plan, proposed apartments will be within 10 acres of the property and will:

Good news for those who have been waiting for one of Greater Houston’s most anticipated attractions: Great Wolf Lodge in Webster is now slated to open on Aug. 29, in time for Labor Day weekend.

The Chicago-based Great Wolf Resorts has also revealed new attractions for the 500,000-square-foot water park resort being built east of Interstate 45 and just south of the NASA Bypass.

Such attractions include the Howlers Peak rope course, which lets kids and adults balance on ropes and bridges up to 23 feet above the ground with a safety harness. It's the first Great Wolf rope course with a 150-foot zip line and an adventure trail where visitors climb through an interactive tree fort.

Also underneath the rope structure will be a nine-hole miniature golf course with a Great Wolf Pack theme. Great Wolf Pack is an animated series released by Great Wolf Entertainment, a division of Great Wolf Resorts.

Other attractions in the 61,000-square-foot family entertainment center in between the 532-room hotel and the 92,000-square-foot indoor water park include:

-Virtual Frontier: Visitors go on virtual adventures where they dive in the ocean, solve puzzles and walk among dinosaurs.

-Oliver’s Mining: Kids can sift through silt and sand at a wooden sluice to find their own gemstones to take home.

-Northern Lights Arcade: A 24-hour arcade with more than 100 interactive video and redemption games that allow guests to redeem points for prizes.

-Ten Paw Alley: Family-style bowling with pint-sized bowling balls.

-MagiQuest: Great Wolf Lodge’s brand-exclusive interactive fantasy adventure game, where players use their magic wands to collect relics and runes on their journey to become a powerful Magi.

The waterpark will be one of Great Wolf Lodge’s first locations with the “Generation 4” design, which features a slightly larger water park, the newest slides and attractions, and different food and beverage options.

It will have 13 different slides, some of which can already be seen curving in and out of the building under construction.

One of those slides, called Texas Twirler, is a first of its kind for Great Wolf. Up to five riders on a raft quickly accelerate before dropping into a cone-shaped “tornado,” where they slosh up one side and down another before exiting into a 360-degree loop. They head down a long straightway before entering a giant bowl that will spin them around before freefalling down into the splash channel, according to Great Wolf’s description of the ride.

Guests can already book stays at the resort starting on opening day. Standard rates for a family suite start at $199 for a weeknight, which adds up to about $277 after taxes and a $40 resort fee.

That includes a room and two days for the waterpark but not food or other attractions. A full attractions package will set parents back another $85 plus tax per child.

Currently, guests can take advantage of a 30% discount code for stays through Feb. 28, 2025. The code expires on May 5, but a similar discount previously expired before the current discount code was introduced. Discounted stays can be booked on the Great Wolf website or by calling 1-888-983-WOLF (9653) and using the promo code LABORDAYOPEN.

Currently, guests can only book overnight stays, though day passes may be offered in the future.

Montgomery County’s rapid residential growth continues as home sales launch at an 840-home master-planned community near Conroe, the Signorelli Co. recently announced.

The first residents are beginning to move into Cielo, which spans 256-acres at 10505 Airport Road in Montgomery County. The community is just outside of Conroe city limits near the Gene Campbell Sports Park, according to Signorelli.

Model homes are now open in the community, where phase one is expected to have 368 homes, Signorelli said.

Homebuilders, including CastleRock, Rauch Coleman Homes and Brightland Homes, are offering several single-family floor plans from 1,248 to 2,817 square feet, or about two to five bedrooms. Home prices range from about $219,000 to nearly $330,000, although one homebuilder hasn’t announced pricing yet.

While Memorial Hermann Sugar Land Hospital makes headway on a $231 million expansion, hospital officials said they hope their neonatal investment will help the hospital's future bid for a higher statewide designation.

In a nutshell

The expansion, which kicked off last April, will almost double the hospital’s number of beds and provide more services for the growing region, said Matt Kelly, vice president of operations for Memorial Hermann Sugar Land Hospital.

“The whole vision of this project is to elevate Sugar Land to become a more comprehensive and complex care community hospital,” he said. “We want to be able to keep our patients in this community, in their community and not have them travel downtown for those higher level services.”

The details


Upon completion in late 2026, the hospital will include:
Roughly 120 more beds, bringing the hospital’s bed capacity to about 300
A third medical plaza with five stories
A six-story parking garage with more than 1,000 additional spots
A seven-story north tower with new medical, surgical and universal beds
An expanded neonatal intensive care unit, general ICU and emergency room
Enhanced operating rooms
Renovated existing spaces
Medical Plaza 3 and the parking garage are set to finish by early July and December, respectively, Kelly said. A third catheter lab will also open in December.

Until the parking garage opens, hospital visitors can use complimentary valet at the hospital's entrances to "minimize that headache" for patients, Kelly said.

"Their experience starts when they step foot on campus, and we want that to be the best experience possible," he said.

PulteGroup Inc. (NYSE: PHM) is developing a 2,500-home community with an active-adult portion outside Sugar Land.

The Atlanta-based homebuilder broke ground last month on 980 acres just south of the intersection of FM 2759 and FM 762 in Fort Bend County.

Of that, 626 acres are for the main Ryehill community, which will have homes built by Pulte and Taylor Morrison. Another 294 acres will include 777 homes built by Pulte's active-adult brand, Del Webb, for people 55 years of age and older. That portion will be called Del Webb Sugar Land at Ryehill.

About 60 acres are reserved for commercial development, Pulte said. The community will also include parks and recreation facilities.

“Ryehill will offer residents a variety of housing options, world-class amenities and a convenient location close to major employers and entertainment destinations,” Lindy Oliva, Houston division president of Pulte Group, said in a statement.

Pulte purchased the land in January. It entered into a developer agreement with the city of Sugar Land for the part of the land that is in the city’s extra-territorial jurisdiction.

As part of the agreement, Pulte will build streets, drainage and utility infrastructure. The agreement also sets up the creation of municipal utility districts to serve the community.

“This agreement provides an opportunity to expand the city’s water and wastewater distribution system, benefiting Sugar Land residents in the area,” Sugar Land Mayor Joe Zimmerman said in a statement. “We are extremely proud of the city representatives' efforts on this project and look forward to our continued partnership with Pulte Group and Taylor Morrison.”

The developer agreement also denotes the community’s minimum lot sizes. Homesites in the Del Webb section will have 40-, 50-, and 65-foot widths. Homes in the rest of Ryehill will have 45- to 60-foot lots. Each house will have a garage for at least two cars.

Pulte is also working with SKLaw, Pape-Dawson Engineers, Oxland Advisors and Wheless Properties for the development.

Pulte has 27 active or future communities across Greater Houston, primarily in the suburbs.

This is the third Del Webb community in Fort Bend County after Del Webb Sweetgrass, just north of Interstate 69 from Ryehill, and Del Webb Fulshear.

MD Anderson appears to be developing a site along the Southwest Freeway and University Blvd near Texas Instruments.
