Ummm….what???? Are we talking about Arizona Coyotes again?? I knew it! That’s why Tempe is not a right place. Because it was too many college kids! That’s too much!! They don’t want to be there. They have better off to find somewhere else. They have stay away from Tempe or college kids. It’s not the best choice. It’s very bad idea.

That does seem like the easiest option. They could probably have an arena completed there quickly which is certainly a goal and there is room around it for other development opportunities. It has the obvious advantage of being close to Old Town and mid scottsdale. They could make some real money as the premier concert venue. They don't get gaming money. And it wont' be half as sexy as the Tempe project for space reasons, unless they get the south side of the canal as well and incorporate the water feature somehow. They need parking too.

I don't understand the idea that developing on a reservation site could be done quickly. Reservations are such huge pains to develop and competing in an over-retailed area without the ability to have residential AND gaming seems like too high of a risk.

The North Mesa site can have as much development as they can cram in it and while Riverview is very obviously over-retailed, absolutely none of it is potentially high end nearby.

That might be true traditionally but the land is already leased by the SRPs to a developer and they have said they will allow the lessee to figure it out, essentially blessing the concept.

The major benefit is it's Scottsdale- closer to big money. And they could be the premier concert venue on the east side, fetching a a better take on concert revenue. I think you'd see some pretty major gigs take place there.

Yeah the North Mesa site could be good for Riverview. Also it might hasten an extension of the street car to provide connections to Sloan Park and the Coyotes.

I've never really believed that the Coyotes will partner with another developer though. It seems the value they're trying to extract is doing it themselves, with them being the anchor of their own master site but entering some PPP to get those sweet muni bonds and tax abatements that would be unavailable to them in a completely private venture. There's also the arena management dollars to reap and how Glendale became untenable for them.

That is to say, I don't see them being what would be effectively tenants on a reservation site if somehow the SRPMIC would fork out the money. I don't even know how tribes raise money for developments like this (casinos, the Diamondbacks spring training site, etc) but again, I don't see the Coyotes being third fiddle in a development group.

That's a fair point. I don't think they would execute the Scottsdale solution unless the leasehold interest was sold to them. For the bonds, there are multiple ways to get muni bonds though. For instance they could go through an IDA. I agree a PPP is the well established path but at this point they may have to be creative.

Arizona Coyotes CEO: Several options in play for new Valley arena

Coyotes ownership provided an update yesterday at the NHL Draft. They've dwindled down the list of a dozen potential sites to about 6 and final location should be announced right after Jan 1, 2024. The proposed plans for Tempe will mostly carry-over to the new site.

I have a feeling Scottsdale/Phoenix or Tribal land will win this.

The ideal locations in my opinion for Phoenix is the 101 Mayo corridor and Desert Ridge area. Great demographics and abundant entertainment/retail nearby and height allowed for 10-12 story apartments. Scottsdale would benefit from this as adjacent neighbors. Imagine going to Waste Management Open then to a Coyotes game the same day?

Tribal land would likely be near Talking Stick or at the 101/202 loop where the prior Phoenix Rising stadium was proposed. Great demographics, near the Tempe, Mesa and Scottsdale and only 15 minutes from Gilbert/Chandler fans. I just dont see many season ticket holders who majority live in scottsdale, driving to gilbert for many games IMO. I know it's a huge point for the coyotes to be near their affluent season ticket holders.

Nationwide owns Rivulon in Gilbert. Nationwide already has connections with Gary Bettman, the NHL thur the Columbus Blue Jackets and Nationwide Arena. The Town of Gilbert wants the Coyotes. Scottsdale council doesn't want the Coyotes and Mesa would need a public vote. Tempe is still #1 and I believe they are going to still build it in Tempe on the same site. The Coyotes and the City of Tempe did not have to have a public vote because the Coyotes are paying 100% to build it themselves. The City of Tempe Council just put it up for a vote as a courtesy to it's residents https://www.rivulon.com/master-plan/

The Tempe vote was not just a courtesy and they needed to pass the votes to legally change the zoning that was required for the Coyotes to be able to build on the location. It's not going to happen on that site and Tempe City Council is not going to risk commiting political suicide by going against the will of 60-something percent of Tempe voters.

One site in Mesa that they can build without a vote is the Gravel pit off of 202 and Alma School. The site is a county island, thus not requiring a public vote since the land does not belong to the City of Mesa. But I don't know if that site is still being used for aggregate or not. I drove by last week and it looks like it's still in use.

The City of Mesa would have to annex the site into to the City of Mesa to provide FD, EMS, Police services and city utilities, sewer
etc... And then the City of Mesa would have to have a public vote again to build a new arena in the city limits .

I'm not 100% convinced that the Mesa site needs to be annexed before it can be developed. Building facilities for well water (easy because it's right on the riverbed), sheriffs department, and onsite water and sewage treatment would be far less over 30 years than paying city property and sales tax.

A state TIF district would actually let them keep their share of the sales tax would be a lot easier to pass than a City of Mesa public vote and add to the value of a county island site anyways.

The only thing they wouldn't have are those sweet muni bonds like their original deal, but they might not need them.

Why do you think Gilbert wants the coyotes?

There are better sites anyways, especially ones that don't involve partnering with another developer which the Coyotes have ever indicated they'll do.

Everything that Nationwide was planning for Rivulon is now going to Cavasson in Scottsdale. Gilbert's is looking at how much $ money the Coyote's new arena, new Coyotes HQ's/double practice rinks, entertainment district, hotels, restaurant's/bars, office, retail and residential mid rises and then hosting 50 NHL hockey games a year, dozens of concerts, events, expo's and show's. Just what I'm hearing, Coyote's #1 choice is still Tempe at the originally site and are exploring the south side & east sides of South Pier Development, #2 Gilbert Loop 202 Santan Freeway site and #3 is tribal land along the Loop 202 South Mountain Freeway near I-10 or along the loop 101 on Scottsdale/Tempe border. Each site has it's pro's and con's
