The V-columns have a recess or channel in them, which looks like a design element, suggesting that they will not be clad.

All of the columns have that same recess/channel on north and south sides of each column...you can see in the pictures. I'm not quite sure, but it might be an architectural feature to make it appear like steel.

Here is an excerpt from the UDP report:

"Staff concur and recommend that the applicant revise the current shaping of the columnar elements to more closely reflect the rezoning configuration, but maintain the structural steel materiality if possible."

"One Panel member said it felt like any other office building and wanted to see something that would animate the façade such as expressing the concrete (or steel) “Y” column, to make it more powerful."

If that's the case, I'm guessing the exterior V columns will be clad in something with the appearance of steel.

Never heard that figure, but I wish that would be the case. That site could take a taller building easily and look good.

I think I saw from the our office window that there is a mobile crane on the site. Perhaps they are installing the fourth crane on the site.

What's the height limit on the residential portion?

I'm pretty sure the height of the residential tower is limited by a view cone. If I'm not making this up, the residential tower can only be as tall as it is because it cleverly sits in the site line of the Scotiabank tower that already intrudes into the cone.

Thanks for the photos, Officedweller. This is shaping up nicely.

As an aside, I really like Ocean Concrete's specialty Granville Island Public Market trucks, like this strawberry model. It's a nice bit of whimsy and when combined with their efforts to keep them spotlessly clean, it adds up to Ocean going above and beyond what's normal in the industry. I was taken aback while living in Toronto at how dirty, beat up, and vaguely Mad Max-like the concrete trucks are there.

Back to Telus Garden, I am looking forward to seeing how the pedestrianized lanes come together. They appear to be heavily influenced by the pedestrian walks at Woodwards with the overhead cable-suspended lights. I quite like those spaces and if Telus Garden can blend vehicular access with a successful pedestrian-oriented lane, then I hope that becomes the best-practice for full-block urban sites that incorporate service/parking access (Bay Parkade, Larwill Park, Canada Post, etc.)

I think this building is going to look super nice sitting beside that fugly Scotia Bank tower. I'm really interested in seeing how that wood and glass canopy works out.

I think they have heightened two of the cranes on site. Things are starting to gain height.

That is the office side, correct? Any ETA on that vs. residential completion?
