Lender embarks on a major building project

Broadway Bank is developing an expansion office next door to their headquarters at NE Loop 410 and Nacogdoches.

At this point an 80,000 sq ft office building on NE Loop 410 might as well be like getting one downtown. With the existing density in the area, one could possibly even call this infill.

About retail-office going on the southside. I don't know what to take from this. Hopefully not a typical strip mall, but this side of town doesn't get too much attention anyways.

The part that interests me the most is the office portion of the project. It has to include that in order to be even more succesful than it probably will be. Housing in the area also has to be addressed some and density has to be increased some if they want to continue with adding all of this retail; if they overbuild the retail, then we can expect some empty strip malls in 7-10 years when the (then) newer stuff gets built just like every old strip mall here in the city. I still expect strip malls, as I see that the Landmark project has turned to that from the original plans.

They're selling to the "vacation condo" buyers. Website says 20% sold; 22 out of the 85 condos are no longer "available" on the unit listings on the website. The hotel is starting to go up across the way at Éilan.

The Landmark looks and sounds less and less interesting to me.

What ever happened to Promenade Place? I see that sign still up there all the time.

The new plans for the Landmark look very disappointing to me considering what the original plans were. Looks like it's going to be a waste of a piece of the best real estate in all of SA, looks like more parking lots than anything. I would rather they not build anything right now and wait for the economy to pick up than to build just another average strip mall. Promenade Place has probably fallen victim to the economy just like most proposed projects have.

You mean the site plan? Pretty much like University Square on DeZavala..... a long way from the original plan to be high-density, TOD. With so much retail in that area already, they would have to do something different, like what the original plan stated in order for it to work/compete with everything else in the area.

Just wanted to add one more to the HQ building or expansions.
We know NuStar is building a new 5-story, 300,000 sq. ft building at the Rim,
Broadway Bank is adding a 5-story, 80,000 sq. ft. addition to their headquarters on NE 410,
and now Randolph Brooks Federal Credit Union is adding a 4-story, 124,000 sq. ft. building, a 2-story, 13,000 sq. ft. auditorium/company museum, and a 5-story, 400-plus parking space garage to their campus near 1604/35.

Yes, I know, but it's still a project that at least is happening. Looking at the architects that are doing it makes it seem less appealing though.

I've never heard of them. You don't exactly need a star architect team to design a 200k sq ft suburban low-rise.
