I thought the holes were going to be on the 8th st. and Market St. buildings (looking at the renderings). This building appears to look just like the original renderings on the first page (no holes).

The no-hole version is not the original version, it's the new version. They changed the design and got rid of the holes after they built the first building (so the second building has now been split into two different buildings).

fimiak - glad to see more pictures of Trinity Place posted by you. The metal structure on the top of the building is oval from my view - will most certainly be a mechanical room.

Sorry to see some of the elements that made the building more interesting taken out.

Ya not impressed with the materials and changes to design. Starting to look like a big public housing project. Hopefully the market-rate renters and new condo owners will help clean up the area.

It is nice to see how Trinity Place has hidden the mechanical stuff on both buildings I & II. Being that I look down on a number of buildings in my neighborhood it is nice to see some style on the roofs. Very little of this oval structure can be seen from street level.

I just checked the SF Building Permit database, and the demolition permit for 1169 Market was issued on Christmas Eve, 12/24.

So, it sounds like that last low-rise building isn't long for this world.

Trinity is actively preleasing the Phase 2 location (1190 Mission) now.

Regardless of the architectural and urban development merits, Phase 1 has been very poorly managed by Trinity and has a horrid reputation among past and current tenants. On Yelp, there are over 100 horror stories, mostly relating to the 1188 Phase 1 location--the average review is 1.5/5 stars

Hopefully we won't eventually have 4 phases and 1900 units filled with pissed off tenants; more likely they'll have to reduce rents to find any actual takers even in this rental market

yeah, by all accounts, trinity place/plaza is a notoriously (some would say humorously) awful place to rent, which doesn't really auger well for neighborhood building, even if it does bring in hundreds and hundreds of new tenants. when i'm feeling blue, i can always elevate my mood by reading a few trinity place reviews on yelp.

yeah, I'm trying really hard to reserve judgement till we see more of it, but the whole project was so bulky to begin with that it needed all its tricks (e.g., the hole(s), interlocking shapes, grand stairs etc) to keep it from being overwhelming. I'm afraid too much has been surreptitiously removed, and we are left with just massive numbing blocks. I'm quite annoyed that what we thought we were getting, we're not. am trying to be hopeful for the Market St side of things, at least. the current building is a failure.

makes me want to understand the approval process better - seems like we go through torturous processes in this city to make anything happen (or not), and I just don't get how things are then allowed to slip once all the energy has been expended.

I don't think it's that bad. Not everything can or should be luxurious and high end. Assuming all four phases are done, bringing in 3000+ "middle income" residents to the area will be a good thing--and by middle income, I mean ppl who will pay 2200 for a 1bd/1ba, rather than the 3k going rate in SF now. If Trinity Management wasn't running those buildings, I'd have much more confidence in having those buildings filled with residents (who renew their leases) and being well maintained

There is no way any 1br apartments are going to be $2200 at the new trinity buildings. If current market for the neighborhood is 3k, then for a new building 1br to be $2200 in a few years will mean a 30% reduction in prices. This could only happen from a huge crash in the market that would be devastating for development in SF. If we are lucky the market for a 1br in SoMa will have capped at 3k and will not rise for 5 years as new development meets demand.

It's cheaper because (a) the units aren't that nice or big (among other missing amenities are in-unit laundry); (b) that area is still a but run-down; (c) Trinity has a horrendous reputation as a management company
