South sees greatest optimism over new construction projects

In case you didn’t notice all those new cranes for apartment towers and mixed-use projects, construction is once again picking up.
In a new survey released today, contractors across the United States are expressing the most optimism about the upcoming year for commercial real estate construction since the downturn nearly seven years ago. Nowhere was the optimism greater than in the South, according to the survey from the Associated General Contractors of America.
The South — which included Georgia, the Carolinas, Texas and the District of Columbia in the survey — also shows more confidence than another other region in the demand for new retail, warehouse and lodging projects. The same goes for the construction of new offices for the private sector, according to the survey.
Contractors across the South were also the most optimistic compared to other regions about new hospital and higher education construction.
In Atlanta, cranes have returned for a spate of ongoing intown apartment, mixed-use and adaptive reuse projects. In Dunwoody, State Farm Insurance is about to launch one of the largest corporate office developments in the region’s history.
The Atlanta Falcons and Atlanta Braves will both have new stadiums developed over the next few years.
“For the first time since this association began conducting its annual outlook survey in 2008, a plurality of contractors —36 percent – expect the construction market to grow again this year while an additional 32 percent expect it will grow in 2015.”
Many firms plan to begin hiring again in 2014, while relatively few plan to start making layoffs, according to the survey.

Whatever happened to that Post apartment tower that was supposed be built on the Buckhead loop? Are they still going forward with that?

I think the Post development in Buckhead is Post Alexander supposed to be 19 floors- but I have not seen a view of it to my memory - what you are showing was for Allen Plaza downtown and not realized. Correct me if anyone has better info on this.

Correct. 19 floors, stacked above the parking, which if I remember right brings it to 26.

Cheshire Bridge and Piedmont - Fuqua Development

Drove by the Fuqua site at Cheshire Bridge and Piedmont Road over the weekend and it appears fencing is up for demo of the existing buildings on site. I drive by this site a couple of times a week and so this had to have gone up Thursday or Friday. It looks like there is also a site plan of sorts available on the Fuqua Development website of a pretty good street level layout of the site. I'm pretty excited about this project as I think it could be a good catalyst for the immediate vicinity. Anyways, hopefully we see construction equipment moving soon.

The fence actually went up almost 2 weeks ago.

That site plan you linked included the corner lot (Mama' Cocina), which has yet to be fenced off and was just 'renovated'. So who knows what they are putting up there, and if anyone has an updated plan, I have not seen it. I live right around the corner from there, so I'm looking forward to that entire blocks to be redeveloped, it's really prime real estate to be home to such chitty buildings.

Atlanta Beltline/Atlanta Streetcar System Plan,



The goal is to expand the streetcar's initial downtown loop (above) into a 63-mile network of streetcar/light-rail transit lines. The Final Report breaks down the streetcar implementation into four phases, with Phase 1 representing the most near-term priorities after the first downtown loop.The three main players are the City of Atlanta, Invest Atlanta and the Atlanta Beltline.

Phase 1: (11.3 miles) This phase (above) would extend the downtown streetcar east and west along city streets and into the Atlanta Beltline corridor.
Priorities:
- Atlanta Streetcar East Extension – Irwin St.
- Atlanta Streetcar West Extension – Luckie St.
- Crosstown/Midtown
- East Atlanta Beltline
- West Atlanta Beltline
- Georgia Multi-Modal Passenger Terminal (MMPT) Connector

Phase 2: (7.9 miles).
Priorities:
- Southeast Atlanta Beltline to Glenwood Park
- Southwest Atlanta Beltline
- Atlanta University Center East

Well considering that parcel is owned by the same people that own a portion of the remaining portion of the rezoning tract where the natural foods grocer is (Case info is available via Atlanta GIS), I'm guessing its just a matter of time before Mama' Cocina bites the dust too.

City Hall to revisit Underground Atlanta lease, consider sale?



City taxpayers might no longer have to foot the tab for Underground Atlanta, the Downtown retail strip and tourist attraction that annually costs the city around $8 million to keep a-hummin', should City Hall decide to buy out the lease - and potentially sell the 12-acre site.
Multiple sources have told CL that Mayor Kasim Reed is once again revisiting what should be done with Underground Atlanta. One option could include, we're told, potentially ending the city's contract with Dan O'Leary, the real estate executive who inked an 88-year lease in 1999 for $100,000 per year, and maybe later selling the properties. Rather than City Hall take the lead on Underground Atlanta's redevelopment efforts - and spend millions of dollars in the process - it could instead make a deal with a third-party buyer for the site. Reed Interim Director of Communications Carlos Campos declined to comment on whether those talks were happening.

Fulton County property records show that Underground Atlanta is worth an estimated $4.5 million. The city also owns two parking decks adjacent to the retail, restaurant, and nightlife complex along Rev. Martin Luther King Jr. Drive. Those lots, according to property records, have a combined value of approximately $21.3 million.

The nearly 12 acre-complex comprising historic renovated storefronts and cobblestone streets opened in 1969, billing itself as a "city under the streets." It became a hotbed for nightlife and featured the original Dante's Down the Hatch. It closed in 1982, but was reopened after extensive upgrades in 1989 leading up to the 1996 Atlanta Summer Olympics. But for various reasons, it never recaptured its former glory.

For the past several years, multiple ideas have been proposed - some realistic, some not so much - about how Underground could be revitalized. Reed has previously mentioned that the complex could be turned into an arts district and a local businessman has talked about bringing the Black Music Hall of Fame to the site. And of course, a controversial $450-million casino project in 2009 failed to gain traction with Georgia legislators, who would have needed to change state laws to legalize gambling.

CL reached out several times to O'Leary Partners and Underground Atlanta about the potential sale and lease buyout. If we hear back, we'll post an update.

Mama Cocina just put up a sign announcing their relocation. They will be moving into the La Perla building right down the street.
