Also with the city's plans to rehab VB from 7th to 40th by narrowing to one lane in each direction, bike lanes, and landscaping all starting next year it is clear that development will soo start moving east and west.

"Phoenix leaders are asking a judge to rule that a district intended to fund the downtown Roosevelt Row arts corridor is unaffected by a new law changing how the districts are formed, which would allow for initiatives like marketing and beautification of the area to progress."

Do you guys remember the walk sound at University and Forest?

It said "walk sign is on" but the sound quality was so bad it sounded like "walk like a dog"

$200M hotel, condo, apartment development moves forward in downtown Phoenix

That includes a 250-unit apartment complex called the Presidential. Lafferty said he is looking to partner with home and multifamily builders on a 300-unit condo development on the downtown property. So, how many lots has Lafferty drawn up plans, gained approval for, and then flipped?

I was going to say, this guys Saint Ambrose project hasn't gone anywhere in over a year.

same with another 2 or 3 midrise apartments in that neighborhood whats the deal?

Well two of them were eventually built albeit by different developers as different buildings at less than half the size as proposed. He's a land banker making long plays, I think.

Maybe this will replace the Holiday in off of 5th street? that thing is terribly out of place, kind of in the middle of the whole biomedical campus. I have been hoping that they would sell that location to somebody and develop a more Urban Holiday Inn somewhere else in downtown.

Edit: Actually looking at the lot that is pretty skinny, The hotel will be pretty close to the street. I don't mind it at all.

Yes; it's too bad that garage is owned by US Bank Center who has enough on their hands filling in their own retail. With its proximity to 44M, Security Building, 111M, some sort of future Central Station, etc., a bland midrise brown garage is pretty out of place. All retail will struggle there with the County's refusal to do anything with the Security Building, and the other government deadzones all around it.

At least if sold, a new owner could make the retail space more visible by removing the horrible brown arcade. In an ideal world, the upper 7 floors would be turned into rentals or a hotel, but an attractive band of signage along the 2nd floor followed by either digital billboards next to Central Station, or screened artwork would at least make the spaces attractive to tenants. They have also turned down potential ventures that weren't restaurants which was stupid IMO.

Totally agree on the Holiday Inn on 5th Street; it's nuts that biomedical buildings will be built right up to the new residential buildings, and on top of the triangle where the two historic homes sit, while that outdated hotel stays in the center. Conference space for medical teaching and medical tourism is a huge component of a successful campus, so a more modern-designed hotel with capacity for that would have been great. 4th Street and Fillmore could both be connected to the pedestrian spaces created by Skyline and PBC Garage, and that triangle could be turned into a park with retail in the homes.

Somewhere along Fillmore or Van Buren should be the Best Western HQ + Best Western Plus Flagship + ASU School of Hospitality & Tourism + Dorms. I'd prefer it on WVB or on the Chase Garage, but the hotel, classrooms, and HQ could all be built on that lot in two towers (16ish and 14ish), with a more general residential component built toward Garfield in something closer to 10.

This is the block bounded by 11/12/Washington/Jefferson, most recently Universal Memorial was demolished and there are a couple of law offices there which have recently become vacant. Unfortunately since Mike Laffety is involved you're unlikely to see anything built there. I have holdings in the neighborhood and a friend has a large chunk of holdings on Jackson Street so I'm very in tune with Eastlake and Garfield, Lafferty has never done a thing.

Also it appears the martini bar at 12th and Washington has already vacated their space.

What a time for Eastlake, I thought we have moved on from speculation and land banking when 11 and 12 Capital Place were built but it now looks like we're right back there.

Bummer about the martini bar. I saw from the train the other day that "Market Joe's," a grocery/coffee corner shop is open in...I believe 12 Capital Place? The one off Jefferson. I don't know how those buildings are doing with leasing, but hopefully it fares better than the bar.
