I think it mostly comes down to a culture thing. Looking at the character of the site, the landowner probably owes a lot of their success to car-oriented, suburban-esque development. I don't think he/she even sees a connection to the Beltline as a potential stream of additional revenue, considering how that's completely out of the ordinary, especially for Atlanta.
That being said, I can't imagine the owner would want any more disruptions to business on their property. While these short-term concerns are valid, this situation definitely hinders the longer-term potential of this site, and indeed, the neighborhood as a whole.
EDIT: Just read Dettmann1's post... interesting to hear that the story is a far more nuanced than it first appears. Hopefully some kind of resolution can be reached eventually, for the sake of all parties involved.
