Wow, so it sounds like they're working on multiple projects at once.

I thought they were originally planning on building the 50 story one after LEVEL was mostly completed, and then building 12th & Flower after the 50 story was completed.

I'm thrilled to hear that, but what's your source if you don't mind me asking?

To add to perspective, Mack Urban will be 486' feet tall, compared to the USC building which stands at 452' feet, and they'll be right nextdoor to eachother.

I won't move it to under construction until we get photos of shovels in the ground.

Good thing the AHF doesn't have offices in the USC building.

I think the 486' height comes from when it was suppose to have a 100' spire.

I've also heard a late summer start from the twin Onni projects. Apex 2 should also be starting the same time. I can't say my source for the Onnis. Apex 2 information was directly from the developers.

Those two along with Broadway and 4th are the only one I know of as imminent.

Yeah you're right. The old rendering has it only go up to 386' to the top of the roof. Darn.

Great pics as always, Hunter!

Did the developers give up on the 2nd level of retail that was originally planned? Looks like it's been dry-walled in. (I know the renderings have changed a million times, but it was something like this)

+1

I can't believe that we're finally seeing activity at Giannini Place after all these years.

This isn't permanent drywall. It's temporary walling while construction goes on behind. They had to keep the walkways open so that people could still get to Macy's

Whatever happened to the greatly publicized renovation of the "Sparkle Factory"? Either Tarina Tarantino and Husband are under-capitalized or something else has happened. Or perhaps it was renovated in the same fashion as the Ace hotel across the street--meaning they couldn't afford it, went on the cheap, pretended that it was fully done, and the building still looks like crap. I hope that the odd (and by the way dishonest) Ace renovation did not somehow set a precedent for much of the historic work now going on in downtown. But, the the work on both the old May Company bldg. and Giannini place should break out of that. The "big boys" from New York know very well what the Hell they are doing. They are not so stupid as to take on a project which they cannot fully afford, grab headlines, do shoddy work and then call it a day.

Gorgeous photos, Hunter; showing both incredible progress and much work still left to be done (of course, a city is never done).

Speaking of continuing issues, I'm frustrated that Huizar or someone else can't do something about the burned out carcass at Fourth and Broadway. It looks DANGEROUS.

Also, Hotel Clark and Embassy Hotel: will we ever see progress on opening? I'm getting discouraged.

I often walk by the Hotel Clark and it's certainly not dead. I have noticed upgrades happening, although very slowly. For instance; since the start of the year, the garage area is now open and in use, and the lobby has been revealed from being hidden behind plywood. The outer gates and wrought iron coverings get to be removed to make it look like there is actually progress. Same with Embassy. No need to get discouraged over these, they are very near being complete. I see work happening; but the timeframe is anyone's guess.

Also; wonderful hearsay on the Onni double tower starting in July. I hope this is accurate. What's interesting is all of a sudden there are a relative few companies developing downtown but they are putting up multiple projects at once. Carmel puts up the 800+ unit 8th and grand and starts up on the tower well before completion. Holland partners doing the same thing with frankentower 1 partially dug out and tower 2 already breaking ground. Metropolis putting up phase 2&3 before 1 was finished. Even Mack urban/AECOM phase 2 tower seemingly progressing before the phase 1 wood frames are completed.

Back in the 2007 boom; when looking through this forum, my thought used to be that if any developer has a phase 2 in mind, I used to think we would never get to it. Nowadays, if there is a second phase or second project by an active developer, it's usually happening.
