Nice update on the Borden East redevelopment of the old milk factory on the river. I'm excited to see 1400 units come online here, and over 100k sqft. of retail space is exceptional for the area! Although CC forced come compromises this project still seems pretty fantastic, and it's exciting to see even more come online along Airport (ish.)

From the Towers article:

"As part of the development agreement, 10 percent of the project’s residential units or roughly 140 homes will be designated as affordable housing, though the precise rates of income restriction are still undefined and could target incomes at or below either 60 or 80 percent of the regional Median Family Income. As part of the agreement, the developers will also provide a donation to the anti-displacement nonprofit East Austin Conservancy, the amount of which will be based on the final MFI target of the project’s on-site affordable units — about $630,000 if the units are offered at 60 percent MFI and increasing to roughly $1,260,000 if the units are offered at 80 percent MFI."

So it appears to a layman that no homes will actually be sold to those needing affordable housing, rather some money will be thrown to a wired-up NGO. Gotta love it.

I love 1,400 existing Austin households not being displaced by the people who will end up living in this project. That's a win for affordability of our existing housing stock.

It's 1400 homes, 10% of which are income restricted Affordable AND money to the local NPO. Austin's lousy 1984 land dev code does more harm by the day but I like it when folks are able to get creative and create value such as the direction this case is going.

This is either two buildings of the same scope on one parcel (possibly as separate phases) or the same project.

I'd really like to see a trail connection along the backside of the Borden project, adjacent to the wildlife preserve. The LAB in front of the project in a treeless median is quite hostile.

Rezoning request for 827 Ed Blustein Blvd (existing concrete plan). The site is 71 acres and the application mentions 2219 residential units! This is across the highway from the Borden dairy site.

The current use of that site is criminal. 70 riverfront acres used for a concrete plant and spoil heap. Anything that goes there will immediately be one of Austin's best transformations ever. That said, the entire southern stretch of Airport/Levander is starting to become a serious development cluster. You've got Springdale Green, Trailhead 1/2, Nexus East, the Borden redevelopment, 3706 Goodwin, and tons more around... The whole area is booming. It's just a shame that Airport has such poor pedestrian/bike connectivity as a state road.

Anyway, about this development:

I always look at the affect on AISD. This new 70-acre tract and all those units zoned to Eastside Memorial HS, a brand new school located on the site of the old LC Anderson campus.

Except that probably only a very small percentage of future residents of this development will have school age kids.

This is another case where I hope they include a riverfront trail in the development, connecting to Borden East and the adjacent city parkland.

There is a second rezoning application for Bolm east for another 44 acres. That is 115 acres total in addition to the Borden project which is separate.

Really want to see a consolidated map of this area. It seems to straddle not only the river and several heaps of construction slag, but also a wastewater treatment plant.

There's a lot going on on that side of 183.

Wait, over 3 MILLION square feet of office space? What the hell? With how office demand has been cratering?

If they really end up building 3M sqft. of office, over 2k apartments, 200k sqft. of retail, and a theater, this is something almost Domain-scale. Certainly one of the largest projects in Austin's history.

It's not as if it would all be built tomorrow though. It'll probably take more than a decade to build it all out. Also, from what I understand, it's primarily older office stock that is having demand problems. Newer office buildings in desirable locations aren't having as many issues.
