anyone know what is going in its place?

Had been a discussion about 300-400 apartments I thought early last year, then it's been quiet.

That's pretty old. Foundation isn't involved anymore. This is the current owner who now owns the old gordoughs as well down the street.

So much for multi-tasking at work here. Completely missed the 2013 and read 2023. Glad to see the 500 units are still up for discussion.

So from what I can tell they are just tearing down the goodwill because of squatters at this point and the application for the building is not approved.

They have assembled land from the goodwill all the way down to the old Gordoughs and some parcels behind the goodwill that they want to turn into a 70-90' tall building.

Lots of NIMBY letters about how building apartments on Lamar and losing "historic businesses" will ruin the neighborhood. I guess that brand new Dirty Dog wash, 2 abandoned buildings and a recently closed donut shop were really keeping Zilker together.

Thought that the one issue with the proposed development was the lack of mixed use on the first floor. Would like to see them include some commercial component as part of a site that large.

Follow-up zoning case promises more housing for South Lamar

City Council on Thursday will consider two linked zoning cases that developers hope will result in tracts for multifamily uses under a unified zoning designation of MF-6, the highest density of multifamily zoning. Council approved the initial zoning for a 2.9-acre tract at 2700 S. Lamar Blvd. in 2021. This week, they will look at requests by Seamless LMA Ltd. to add two additional adjacent parcels, one on Lamar and one on Skyway Circle directly west of the previously zoned Lamar property.

Attorney Michael Whellan told the Austin Monitor this week, “Council decided in 2021 that they wanted a comprehensive, transit-supportive, mixed-use development for this site. All we’re doing in these follow-up cases is making the zoning cohesive so we can deliver on that vision.”

In a letter to the city, Whellan said after the zoning on the first tract was approved, the developers purchased two other MF-3 parcels on Skyway Circle adjacent to the original tract. The developer is requesting that the zoning on those properties at 2800 and 2801 Skyway Circle be rezoned to MF-6, making the zoning across the site consistent.

Something must be moving forward. I went to have brunch at The Park today and was told it was closing as of today because of the anticipated construction.

Also, B&B Automotive near Barton Skyway closed a week or so ago with a similar story: a developer had acquired the land and was going to build an apartment building on the site.

quite a few businesses are shut down.

Panda E is closed
Freebirds looked closed, but I didn't see a sign saying as such....just no "open sign" and zero people inside.

But there were still a few hanging in there.
Hunan Lion
Sprouts
Olive Garden (if they are apart of this project)
other random businesses.

my big question is:
In 2020 Shady Grove closed down, and I have not heard of anything going in there, or any plans whatsoever. I've buzzed my (in the know)contacts and bubbkiss.

So weird, I mean it's coming up on 4 years. For something transformative to happen in the next 2 years, permits should be filed anytime. If they plan a remodel, good luck. Not too many entitles will take over a dilapidated building.

Taxes are eating them up.
