Can I just say how nice it is to see how much discussion developments in suburbs are now generating! Maybe I am just more sensitive to it now that I also live in one, but I think it goes to show that Burnaby sees much more action right now than Vancouver, which is quite something!

The walk uphill from bentwood is a lot more manageable for most people than the Royal Oak Slope is. Not to mention it's a lot more direct.

Me too. I'm a little closer than the mall; it takes me 15 to the library at a brisk walk. I take Alpha, which is a slightly indirect and steeper than Willingdon, but much more pleasant. I can see it being nearly half an hour if you took your time from a bit farther away (e.g. south of the mall at the corner of Lougheed and Willingdon). I'm hoping the greenway turns it into a short bike ride.

Sorry I couldnt resist throwing that in there. I do agree it will become a pretty different looking drive in the future.

You could even expand that:
- The massive Port Mann Bridge acts as a gateway to the more urban part of the metro, before a quick pass through the Cape Horn interchange.
- After that you see the (future) Fraser Mills development on your left, (future) Maillardville developments on your right, and then Sapperton Green (future) on your left.
- Lougheed Town Centre is next on your right, with the Burquitlam and Austin areas also visible.
- After Burnaby Lake, you pass through Brentwood Town Centre.
- Then through Vancouver is one of the more urban freeway sections in the region from Willingdon to Burrard Inlet, including the Cassiar tunnel, McGill interchange, and Ironworkers Bridge.
- Finally on your left is the emerging Lynn Cree Town Centre.

Looks like Millenium's upcoming development at 2360/2390 Douglas Road is going to be called Étoile. They have a preliminary massing on their website, but that's it:

Their Gilmore Avenue project is called Triomphe so I guess there is going to be a French theme to them?

You may have noticed the Lake City Motel on Lougheed being gutted/prepared for demo. That is for LedMac's upcoming project, which is now called Seasons.

Sure is going to be a noisy place to live if you choose a home on the south side of the development. It is just another typical Vancouver condo development.

It looks okay given that there is part of the building that is breaking up the wrap-around balcony effect. However, I would have appreciated more variety in architectural form, and colour, in the area. I like looking at skylines punctuated by different materials and shapes. Texture in a skyline is what I am looking for when it comes to an urban metropolis. However, a mono-culture seems to be coming into effect in Brentwood.

Yeah, the banding could be concrete, but I'm assuming it's glass.

That said, the wrap-around balconies provide a cleaner finish than many downtown Vancouver towers with lots of spandrel.

Also, why are the vast majority of building renders are at sunset? I've only seen one where it's actually raining

They are part of the new standard for streets in Burnaby town centres.

It's actually Dawson that is the exception in that rendering for not having a separated cycle path. A planner at the Gilmore open house told me that is because Dawson will instead have a cycle route in laneways between Dawson and Lougheed.

^^ So glad this thing is happening. The development is the first on the south side of Lougheed Hwy to the Brentwood mall redevelopment. More high density towers are coming to this area (surprisingly not part of Brentwood, but Dawson Delta), helping to create another city centre for Burnaby.

Things are really picking up in the area. Shortly, there will a crane at Escala and another at Triomphe. Add to that Concord Brentwood, Solo 3 and 4, and Porte. There could be roughly 10 to 15 cranes in the area by next year. Amazing to see this much development in such a short period of time.

That whole block is currently a disaster. Too bad this new project can't incorporate the burned down bowling alley

Looks better than the empty lot that was on the corner since the old firehouse moved. Only a matter of time before something similar pops up at the old bowling alley site. I still remember when that place burned down was a crazy fire.
