Very nice building post #917!

Very sleek and the color is a bit cold I think. Maybe a lighter shade of gray would have helped?

OT but can someone edit the first post? Call One World Trade Cen. by its address please. No more freedom tower name calling please.

Downtown Brooklyn, Brace for 714 Apartments on Bond Street

Quote:
The design for TF Cornerstone's "massive apartment complex" on Brooklyn's Bond Street has finally been unveiled. New York YIMBY got the first glimpse, plus, in an interview extracted from developers Tom and Fred Elghanayan (get it? TF?), learned that it will be 25 floors and 714 units. Of those, 20 percent will be affordable. The site, whcih toes the line between Downtown Brooklyn and Boerum Hill because of its location between Schermerhorn and Livingston streets, is currently a parking lot. Of course it's getting torn down; join the club. The future 33 Bond Street is entering the demolition and construction phase now.

FiDi Might Get Another Tower On This $42M Nassau St. Site
Friday, June 27, 2014, by Zoe Rosenberg
Quote:
A new and rather large building may rise over three contiguous Financial District lots. Lexin Capital snatched 75-81 Nassau Street from the first family of discount department store Century 21 in a $42 million sale. The buildings between Fulton and John streets currently house 41 market rate apartments and ground floor retail space over 50,000-square-feet, but Crain's speculates that with the site's ability to accommodate up to 108,000-square-feet—over double the existing structure—Lexin will likely try their hand in contributing to FiDi's residential boom. If the firm were to move forward with redevelopment, they could bring 72,000-square-feet of residential and 36,000-square-feet of commercial space to the site.

They should just allow this area get more FAR. Its one of the few places on Manhattan Island that allows high-rise development. Most of the area north (Tribeca/Soho) is landmarked and a low-rise district.

11 West 37th Street | 18 FLOORS

11 West 37th Street:

Quote:
The first permits are up for a new hotel at 11 West 37th Street, in Midtown. Michael Kang is the architect, and DOB filings list WL Group Construction as the developer, though The Commercial Observer reported that Sam Chang acquired the site for $8.5 million back in January.

11 West 37th Street will stand 18 stories tall, and the building will span 24,684 square feet, making it quite compact; the hotel will have 68 rooms.
Michael Kang’s portfolio does not signal a promising future for the site, which is located at the epicenter of the ugly hotel boom, at the edge of the Garment District. Sam Chang’s involvement also portends an unfortunate end-product.

207 West 79th Street | 16 FLOORS

UWS Building May Be Razed, Replaced By 16-Story Condo

Current Site:

Quote:
Developer Anbau Enterprises wants to demolish the five-story apartment building at 207 West 79th Street and replace it with a 16-story building designed by Morris Adjmi. An application filed with the Landmarks Preservation Commission, spotted by West Side Rag, details the scope of the project, which sits within the Upper West Side-Central Park West Historic District. The existing building dates to 1920, but alterations in the 1970s completely stripped the facade of all character and historic details. It's now a rather ugly dark brick box.

13 Stories - Allen Street Hotel - Stalled construction

Court decision seen reviving stalled Allen Street Hotel

Quote:
A Manhattan Supreme Court judge expanded the authority of a court-appointed receiver to allow the fiduciary to re-launch construction at the long-stalled Allen Street Hotel project, The Real Deal has learned.
Simon Miller, an attorney and receiver at the 139 Orchard Street site, confirmed that limited construction is expected to resume at the site after he meets with officials from the Department of Buildings.

“The court had given me authority to proceed with construction as I deem necessary in order to maintain the building permits,“ Miller told The Real Deal. “The building permits require proceeding with some kind of construction.”
Miller gained court approval late last month after learning that the DOB had discontinued the New York City stalled sites program but grandfathered sites that were already in the plan. The stalled sites scheme, created to monitor stalled construction projects in the wake of the 2008 Lehman Brothers collapse, was designed to maintain the structural integrity of stalled real estate projects so that they could be completed once additional financing became available.

The DOB will be sending inspectors to the Allen Street Hotel site in the next few days.

60 Water Street | 14 and 8 Floors

Walentas Development (60 Water St.):

Quote:
The Dock Street project is a Two Trees residential building, too — with 290 apartments planned, 58 of them affordable for low-income residents.

The new rental-apartment complex is starting to take shape after construction crews labored during the almost endless winter. Now they're slogging through steamy summer.

The new building, whose address is 60 Water St. in city Buildings Department filings, is tall enough now that it can be seen from the Brooklyn Bridge. Really seen — as our photo taken from the walkway of the world-famous span shows. It's the structure covered in orange netting.

GFI Capital Resources is close to sealing a deal with the Ace Hotel to open a new lodge under its brand a few blocks away from the Barclays Center in Downtown Brooklyn, Commercial Observer has learned.

Allen Gross, president and CEO of GFI Capital Resources, has nabbed a number of parcels on Bond Street, at the corner of Schermerhorn Street, in an off-market deal, and hopes to bring a trendy Ace Hotel to the site, sources with knowledge of the deal told CO. His equity partner in the deal was Spruce Capital, which now owns a majority stake in the development site.

1519 Bedford Avenue | 110,203 buildable square feet

Crown Heights Gas Station Marketed as Development Site:

Quote:
Another Brooklyn gas station may bite the dust. In Crown Heights, Massey Knakal is marketing a BP station on Bedford between Lincoln and Eastern Parkway as a development site, according to Real Estate Weekly.

The 110,200-square-foot corner site at 1525 Bedford Avenue, also known as 1519 Bedford Avenue, has 500 square feet of frontage and offers 110,203 buildable square feet. A potential developer could get an additional 34,201 square feet by including affordable housing.

Although there isn’t an asking price, “industry sources” tell REW the property could fetch up to $30,000,000. The sellers, a family that’s owned the property since 2002, think a buyer could build a mixed-use building that would house workers for tech companies, creatives and nonprofits.

Quote:
The first permits are up for a new 13-story development coming to 42-14 Crescent Street, in Long Island City’s Court Square neighborhood; Meadow Partners is listed as the site’s developer, and John Fotiadis is the architect of record.

Filings indicate that 42-14 Crescent Street will be mostly residential, spanning 39,879 square feet, though a 746 square-foot retail component will help enliven the streetscape. The development will total 45 units, and the structure will stand 158 feet tall.

Smile 1717 First Avenue | 351 FT | 34 FLOORS

1717 First Avenue:

Quote:
The first permits are up for a 34-story tower at 1717 First Avenue, just to the southwest of First Avenue and 89th Street, on the Upper East Side. Anbau Enterprises is the developer, and SHoP is the architect of record; the site also has an address at 356 East 89th Street.

Filings reveal the building will span a total of 189,890 square feet, which will be entirely residential besides a 3,558 square-foot retail component on the ground floor. The high-rise will have a total of 78 units, and the tower will top-out 351 feet above street level.

Residences will average nearly 2,400 square feet apiece, which means 1717 First Avenue will cater to the luxury market; Anbau recently completed 155 East 79th Street to the project’s southwest, and the firm’s penchant for high-end designs should manifest in an attractive addition to the skyline of the Upper East Side.

While 1717 First Avenue won’t be all that prominent, 34 stories is somewhat substantial for the neighborhood, and views will be comprehensive.

51 Park Place

Not sure if there is a separate thread for that development so posting it here
Monday, July 14, 2014, by Zoe Rosenberg
Quote:
A first rendering has been revealed (h/t tipster) for the tower of condos that may rise next to the controversial museum "dedicated to exploring the faith of Islam and its arts and culture" that developer Sharif El-Gamal wants to bring to 51 Park Place. In late April, news broke that Sharif tapped Pritzker prize winner Jean Nouvel to design the reimagined three-story building. Not much is known about the neighboring residential tower at 45 Park Place, other than building permits say that it will be designed by Michel Abboud of SOMA Architects along with Ismael Leyva Architects. The tower's plan exams were disapproved, but a tipster tells us that aspects of construction are moving forward. The tower is expected to be complete in 2017.
