Was just about to post!

Very exciting to see, looks like they may end up starting phase D sooner rather than later given the demand for phase B.

Still a ways out at least.

For Phase C now just submitted:
  • About 2 years to process application/market units
  • About 3 years to build
Looking at completion in 2023.

Phase D lets say 2 years after that? Application in 2020, completion in 2025

Any chance you think they would go forward with phase D earlier?

They would be able to sell out in similar fashion to phase B without question.

Wouldn't be beyond their means to have that many towers underway at once.

Your timeline seems to be pretty accurate though.

Also, drove by the site earlier and appears they are connecting to the district energy system located beside the end of the skytrain tracks.

It's taller than previously rendered - but that'll be nice having a taller building closer to the SkyTrain Station to fill the void.
Presumably, it'll be shorter than Park Boulevard (42 storeys) just across the tracks.

Phase B
Tower 1 - 40 storeys - 434 homes
Tower 2 - 29 storeys - 302 homes

Phase C - 34 storeys - 363 homes

I wonder if it'll match the Coast Capital Building in architectural style?

^Seems like they could certainly sell phase C & D at once based on how Phase B went - but then they would be one phase and not separate as per the plan.

Seems like their intention is to stick to the phases.

Phase D would be marketing while Phase C is starting construction anyway - and starting before Phase C is done, or just around the same time.

At least there should be no gap of zero construction activity like between Phase A & B. Expect the site to remain an active construction zone til it's all complete in 2025.

Makes sense from a financial standpoint as well to split it up for financing, stretching out the project, and pricing it better for the market. If they put it up too far ahead and the market goes up even more, they lose money. On the flip side, if the market tanks or we hit a recession and less businesses are opening up, they have a building they are building with no tenants to move in and finance their build.

That fence has significantly decreased the number of parking spots at the park and ride. it was often hard to find parking there before. I guess it's in preparation for the new road going through there.

That looks fantastic. Loving that rectangular frame with the cut outs.

I'm sure the balcony glass will be frosted. Not much privacy on alot of condo tower balconies.

HUh?! Lol. That won't solve anything. The railings are only waist high. Your neighbours could literally stare into your apartment lol

Too bad they don't have an infinity pool placed up on the roof patio. That would be even better. Without the constraints of viewcones, designers can always come up with fun stuff on top of the building when the desired density is achieved.

I see that now - maybe the rendering is inaccurate. Seems unlikely that they would have waist high separation between balconies.

It will be interesting to see if the finished product is as luxurious as the rendering. Certainly not the case here at P.A. I mean it's adequate but not very close to the artist's concept. In our brochure it even showed a couple enjoying a glass of wine while watching the sunset, but strata forbade alcohol on the roof at their first meeting.
