Not a gas station. It's still a telephone exchange. But still horrific that it was demolished.
I've literally been wondering what that building is for years, thank you.

Group calls for resignation of SLCs Redevelopment Chief Operator

https://www.fox13now.com/news/local-...chief-operator

This is from those people getting evicted from 'The Annex' building we talked about a week or so ago.

What are all of your thoughts?

Personally, while its sad that these people are being evicted, I think it's insane to demand RDA Danny Walz to resign. To me, it's clearly an example of people misunderstanding who the 'bad guy' (if there even is one, really) is and trying to find someone to blame. As mentioned before, many of the individuals were paying as low as $500 a month to live on South Temple, one of the most expensive streets in the city. They had to have known something like this was coming eventually.

Gentrification is so difficult.

From a systemic point of view, I love to see supply increase. Building more units should stabilize rents, theoretically. But we never manage to build enough. And sadly, new product doesn't displace old upscale product— it displaces the poor. The most vulnerable. 100% of the time!

I sympathize. I have a freaking STEM master's degree. But I'm single. And I'm priced out of Salt Lake City now. We can't ALL move to Texas. Gosh, what must it be like for blue collar people? Or those below the poverty line?

Mark my words, if American cities don't get their crap together, we're going to see a resurgence of bullying federally-funded public housing in a HUGE way. Even I am starting to view Pruitt-Igoe in a more friendly light these days. And that's not good.

------

All I can figure is a new *statewide* ordinance which says you have to replace the housing you eliminate, at guaranteed (CPI adjustable) rents to the very people you displace. Kicking out 10 units at $500/mo.? Gotta include that in your new development! And you have to find them similar housing in the meantime during construction.

Of course, good luck convincing the circus atop State Street to vote for THAT.

Great quote!!

Another FYI. I have a close friend who has told me that the Masonic temple project is underway. They have fencing around the parking property and are conducting ground work.

Let's hope that SLC's adolescent growth squirt includes some NBA height!

I remember posting about that on the Compilation Thread. It's great to hear that it's getting underway. That is another one of those classy well-designed projects that will contribute greatly to that neighborhood. That's especially considering that it will be replacing the western half of the ugly block long parking lot behind the Masonic Temple. I'll look it up on the Comp. Thread and repost it here. Looks like BSL did a story on it back in August or sometime this past Summer.

Update, Downtown/East - Regius Flats

Design-rich density coming to east Downtown SLC

Salt Lake City’s East Central neighborhood is known for its leafy streets, historic buildings, and horizontal mixed use. South Temple street, an ornamental ribbon sitting atop this gem of a neighborhood east of Downtown, hosts Salt Lake City’s grandest historical mansions, including the Governor’s (Kearns’) Mansion, the Catholic Cathedral of the Madeleine, and the Masonic Temple. Since 1927 the Masonic Temple has graced 650 E South Temple street. Behind the building, to the south, currently sits ~2.75 acres of surface parking. A third of that sun-bleached asphalt will soon be dedicated to a design-rich, 4-story 60 ft, 125-unit market-rate rental project designed by Architectural Nexus.

At 650 E South Temple and 33 S 600 E, local developers dbUrban and Wadsworth have entered into a long-term lease agreement with the owners of the properties, the Masonic Temple Association...

...The massing of the building is pushed uphill, away from its frontage on 600 E and towards the Masonic Temple. The developers have committed to move (or reconstruct) the carriage house on the property, and will building a path on the south and east sides of their building...

Regius Flats from the SW on 600 E, rendering by Arch|Nexus.

Regius Flats, center in white, as envisioned from the SW - Image by Architectural Nexus.

That doesn't look classy or well-designed at all to me.

It won’t win any awards, but it is a nice addition to the neighborhood. I like how it is visually broken up and adds more density than it feels like.

Lol. It could be. High School Musical The Musical The Series Season 2 should either have just filmed, be in the process of filming, or about to be filmed. Someone would have to check.

Do we know what is replacing this? Also, wasn't this formerly a theater?? I sure hope they have something planned for development rather than knocking down this down.

Yes, I believe so, with The Paris next to it.

Yardstick - Replacement Concept

I did find this listing on loopnet.

PDF of the marketing brochure

PDF of project concept renderings

To my knowledge, no plans have been filed with the city, but I may be wrong.

The concept appears to be three floors with ground floor retail and surface parking in back (barf).

I honestly thought we were getting over surface parking in the CBD, but both this and the Tavernacle project has it.

Renderings

Marketing Brochure

Three floors in the D-1 Zone with surface parking seems really underwhelming to me, but I guess it's better than a crumbling building. It also seems strange to advertise a project prior to filing with the planning department in the city, so it is possible they filed and I just never noticed.

I would take a crumbling building over that.

I was just gonna say that I prefer the graffiti over that East Millcreek insurance agents office.

I feel this. Me, my wife, and 4 kids live with my aging mother. We have spent the past 3 years getting our bills in control and paying off debts. 3 years ago my wife and I were seriously thinking of buying my mom's home and at that time it was worth $200-230k. Now it would most likely sell for over $350,000. Even with a reduced-priced based on my inheritance being subtracted(youngest of 9 children) from the purchase price I can no longer afford to buy the home. I have been priced out of the housing market in Utah.

Now that our finances are much much better we are seriously looking into buying another home but this time it will be out of the state of Utah. I was born in Utah and love its beauty and all the things I can do here but it is no longer home to me or to my wife.

With me leaving the state, it doesn't take any of the stress off the rental market since I don't currently rent a home or an apartment in the Salt Lake Valley.

95 State

Looks like some additional steel is rising on the top of 95 St. today. Probably for that curtain crown at the top. Should give us a good idea of how tall it will be once finished.
