I can buy that: cleaner but lacking warmth. I believe they've done research trying to make LED's "softer" but not aware they've had any success.

Nice drone shots btw. Nothing like Indian Summer, especially when it comes to college football games.

Speaking of Sunday morning... erh Peyton on Sunday Morning, the Denver Post has the latest data from the IRS on migrations trends. I had previously wondered if the post-recession Great Migration waves might slow significantly and this data would seem to suggest that.

Although fewer people are moving into Colorado, fewer people are also moving out of Colorado. Such government data is by necessity retroactive so this covers the difference from 2014 to 2015. By the numbers those moving to Colorado come from California, Texas, Florida, Arizona, Illinois, New York and New Mexico. Those moving out of Colorado end up in Texas, California, Florida, Arizona and Washington. The net migration numbers - according to this IRS calculation - were about 20,000 more people moving to Colorado than out for 2015. The drop in peeps moving into and out of the state was virtually the same from 2014 to 2015 or about 21,000 less people each way.

Great photo from GT, Ryan. If DPAC gets built up anything similar to the renderings that vantage point you used will be pretty epic.

Thank you both! You can also see The Confluence and the concrete pump for 1144. I'll have to keep this spot in mind once 1144 gets up a bit more.

This will be an amazing view once DPAC gets built up!

Some minor news regarding Broadway Station/Gates site today, although nothing overly concrete. It sounds like they are taking a financing package through council that should involve a significant amount of TIF funding, which if it ends up anything like the Dig Studio renderings I'd be fine supporting. In which case infrastructure work could start as early as end of Q1 2017.

Maybe someone here can answer more appropriately, if there is significant TIF funding, are there any additional safeguards/reviews that help ensure the project meets the community vision for the site? I'd hate for us to end up in a situation like Baltimore's Port Covington.

Ryan,

I think that you are now taking the pictures of your life. The are visually so strong with well anchored foregrounds of the wide shots, loads of leading diagonals taking the eye into the images and wonderful saturated colours. I really appreciate the effort you put in to get the best angle from any situation, this is what makes it effortless to love your pictures. I especially recognise of late your allowing a little more contrast into your final edits, ever since the federal law was passed making it mandatory for all realtors to max out the HDR slider for every shot, the effect has grown a little wearisome. I feel in the autumn colours you have set the sensor free and they are outstanding.

Wow, they really bumped that thing up, I also noticed they bumped the crane at The Confluence a few stories yesterday.

Crews were working to tear down the old storage facility at 20th and Chestnut this morning, anyone know if that means the Hilton Garden Inn is going to be begin construction soon?

Lumos, thank you for your kind words! I do like my contrast / local contrast settings. Even if I do shoot true, bracketed HDR photos, I tone them down and add a bit of contrast to regain a more realistic look.

Anyways, thank you again the kind words. Photography has become a huge part of my life from both a hobby and professional point of view. To think, many years ago it all started from posting pictures to this exact forum.

BTW, that Eviva Cherokee is starting to look like a real (nice) project.

I received a Facebook update on a multi-use, looking to be about 13 story condo building on the south side of the new Stanley Marketplace in NE Aurora. It's called The Heights at Westerly Creek Village, Rogue Architecture is the developer, and ground floor retail with a Co-op grocery store.

Sounds nice, but seriously, this neighborhood is beyond rough. Has this worked anywhere else in Denver? Building something new and high end in a neighborhood where a body in a dumpster is no shock?

I can't find anything online or at Rogue's website. Just a rendering on FB. 2353 Dallas is the address.

Mmmm, right next to sex offender central in the vapid confines of suburbia. I'm sure there will a waiting list of folks wanting to make a home in such an edgy place.

The co-op grocery store is also a terrible idea (placement wise).... though I know where to direct the pedophiles around there to a place to get there fix.

It's the Phantom 3 Advanced. I had to get it on a whim and it's a great investment so far!
