This is a very good development, in my opinion, but I must admit I am slightly concerned over Hyde Park losing a bit of it's 'village-y' feel... however, one can not argue that more people living right on the intersection of Hyde Park and Gainsborough is in any way going to be 'bad' for the local businesses. More foot traffic = more business!

For those of you who don't want to sift through the above PDF, Tricar is proposing 2, 14 storey apartment towers on a parcel of land immediately behind the little commercial node at Hyde Park and Gainsborough. While these towers will most definitely dominate the area, the increase in density, and their proximity to the rapidly expanding Hyde Park-Fanshawe commercial area makes a lot of sense.

Tricar sure is busy these days!

I have to ask: Do the proposed buildings have an immediate impact on the desirability of your lot, or is it simply that you subscribe to the NIMBY factor?

I understand that purchasing a lot that immediately borders the site would be very hard to swallow, but if you are simply in the 'neighbourhood', I can't see how a development like this would impact your situation. Could you elaborate?

For the record, I am not being condescending, I really would like to know your opinion.

Yes, I'm actually familiar with the London skyline because I've stayed at the downtown Hilton a couple of times for speed skating competitions when I was younger. It's quite impressive and much bigger than KW's, just don't tell WaterlooInvestor I admitted to that.

Why does London build so many high rise apartments way out in the boonies like Hyde Park? Buses don't even go out to Hyde Park.

Yeah, maybe. But if you understand the location, it borders on cornfields. There is no public transit. Hyde park road is a narrow one-lane per direction, as are all the nearest cross streets. The village (more a hamlet) is a collection of rustic old farmhouses).

^^^ I agree with Molson, Hydepark is no place for apartment buildings like those, this won't be infill, they will look very out of place. Then again so does that massive boxstore outlet.. stupid box stores. And I agree at this point the developement of these buildings would just put more burden on the already overused roads in the area. They should be built IN town if not DOWNTOWN.

I also agree with Molson, I hate these high rises which border the UGB, The one on Richmond just north of Fanshawe Park Rd is horrible too. London's council has no Regional Government to answer too, so they can make a lot of bad decisions without any one to stop them.

^^ it will eventually, and who among us actually thinks its a good thing to build apartment developements like that on the fringes of the city? This is the only thing I really envy Hamilton for, that city has the right idea, for the most part all the higher density developement is centralized. Londons downtown is great, don't misunderstand me, but the pockets of highrises everywhere around the city are ridiculous, Kipps, Oxford west, cherryhill Fanshawe park, Baseline, Wonderland at viscount. It just occurs to me that had the city had the forsight to designate only downtown for dense developement the city would have grown very differently. More people would have been living downtown and because of that I think we'd see alot more people working downtown too. just my opinion anyway.

Is there any grocery stores downtown? I like the market downtown but I found it a place that I would shop there once in a while when I wanted high quality food. Where would a person living downtown go to get regular groceries. I think the city should lease out galleria to a grocer for free for 5 year lease. If there is no company interested, start one themselves.

Building clusters of high-rise apartments all over town far away from the downtown is an Ontario tradition!

Hamilton is littered w/ Highrises in outer-urban areas: Stoney Creek (Jerome Cres), West Mountain (Mohawk/Magnolia), Central Mounatin (Mohawk/Upper Wellington), East Mountain (Mohawk/Upper Ottawa), etc.

It IS an Ontario tradition. It's weird b/c I don't generally see highrises outside of the downtown area in most US cities I've been to. Maybe a cpl spread out, but not clustered like in our areas.

DC83: Hamilton really doesn't have many surburban highrises compared to London. Overall London has more highrise apartments than Hamilton. In Hamilton most are downtown with only a few other clusters but London literally has them all over the place: Westmount, White Oaks, Richmond North, Pond Mills, Cherryhill, Comissioners, Oxford & Wonderland, and on and on.

That's weird. I've only ever been downtown London and on UWO campus. I've never really ventured to the other parts.

Why are there so many on the outskirts when their downtown skyline could really use some highrise for density. Those twin towers they built downtown look great! The core could use more of those.

I will avoid getting too entangled in this political debate. What benefit does SSP have for us? I don't see too much. A Local page will only be as good as we make it, which is going to be about as good as the one now. Instead, let's just split our London thread into a series of smaller, interconnected and themed threads: perhaps "Projects", "Downtown", "Politics", "Photography" and "Environment and Transportation"?

What is obvious is we need more content on our pages- specifically, more pictures and diagrams (blueprints, elevations) etc. Second we need more information. On Emporis, for example, the second highest building is listed as The Dominion Public at 38m. This is wrong, but its because nobody has bothered to find out the heights of other buildings. More info is needed.
Finally, I wonder if I am the only poster who doesn't have any idea how to do much else than post text. Maybe someone could post a quick tutorial?

In short: let's improve the thread that we already have.
