I agree. I noticed they had cleaned some of the rust and stuff off, and I think they just missed it and aren't likely to come back and clean it. Will likely wait until something else needs to be cleaned. Maybe we can "anti-vandalise" it by cleaning it ourselves?

Perhaps they hope a few rains in the spring will clean it off for free.

There is a for lease sign in this buildings large first floor unit. So more of Darko's empty first floor commercial units. I wonder how many decades until a single Darko commercial unit is filled. Maybe after he dies and they stop using them to launder money?

The last transfer of the property was Aug 27, 2008. So if it has been sold it hasn't closed yet.

I don't think Darko generally sells his buildings. At least, I'm not aware of him selling anything that he's built.

$1930 seems high, but it's a brand new unit, with in unit washer/dryer and aircon. Maybe I'm just not used to the new normal for Hamilton rents.

Probably the new normal. But doesn't seem out of line based on my experience.

Before buying the house I now share with my wife in early 2020, I rented a 1 bedroom apartment in downtown Burlington. I was paying almost $1,200 a month, with no A/C nor an in-unit washer/dryer (and it had a very basic galley kitchen, 1980s-era appliances and I don't think the "custom" cabinetry had been updated since the building went up in the late 1960s; hydro and water were included but nothing else). They prices they ask now are $1,600 to $1,750 for the same thing, though I bet they upgraded the cupboards and appliances and perhaps a few other things.

Based on the photos on that site, the units are MILES ahead of what I lived in and still are compared to current photos of the Burlington rental.

How long have you been there?

My rent stayed reasonable because I had been there a long time. There was one year the owner was granted an above-board increase, just because of the investments they had made, but it was still a fairly reasonable amount. The current owners are probably liking that I left the building.

The market in Hamilton literally isn't making sense right now. Out of nowhere houses are selling hundreds of thousands over asking. I've seen houses sell for $200,000 - $300,000 over asking. Rents are similarly insane right now. We have been renting a 1bdrm on John St N for $1325 since September 2019, and we were very surprised they will be renting it for $1350 because we've seen similar apartments go for like $1500+

My neighbor 5 houses down from me listed his house at 829k a couple months ago, but pulled the listing in less than a week. He listed it again this week for 999k with absolutely not changes done to the house.

170k appreciation in 2 months seems about right.

I mean I think talking about the insanity of the Canadian housing market is a totally fair topic when discussing the cost of units in buildings, on a building forum. It's not like the 30 or so members here have much to discuss much of the time, especially if we get ultra specific like you're suggesting.

And yes, it is insane. This housing market boom is unsustainable and we should all be worried because it could lead to serious economic issues, and slow the growth of the city as middle income people are pushed beyond Hamilton, as they already are. I have friends moving out of their parents houses in Burlington and skipping past Hamilton altogether into Brantford, Haldimand, Caledon, and Niagara Region.

The person talking about their neighbour in an unnamed neighborhood who made a profit off their home is a fair topic in this thread? It has nothing to do with this building. If it was related to this building I think it would be fair, but users were talking about rent and it changed to overall pricing of houses in Hamilton.

It's tangentially related because of the conversation about the cost of the units in this development.

If you don't like it, you can ignore it, go somewhere else, or complain to the mods about it being off topic. Filling the thread with complaints doesn't help. If you're interested in discussing the development, please do, because the only thing I've seen from you in the last day of posting is complaints, no additions to the topic you so badly want to stay on.

I was basically responding to the post above me mentioning how insane the prices have been. A whopping 4 posts and you're already acting like a forum moderator, huh.

And I'm not upset about it. It's dumb, insane, ridiculous and isn't good for the economy - but I own my house and am mortgage-free, and I guess my house is worth a butt-load as well. Yay!
