Still excavating the residential part? The residential tower is really falling behind the commercial tower now.

Thanks for the updates.

It's just so dumb that the Kingston people didn't sell out. They must have 0 bookings during all of the ongoing construction surrounding them for the next couple of years. Who would want to deal with that?

But it's probably a good thing for Vancouver. Having a little old hotel sandwiched between these two large modern buildings adds a bit of character, heritage and needed texture to the city.

Agreed! I like the hotel staying there. It breaks it up nicely

I walk by that area frequently and I can tell you, Kingston has more than 0 bookings. Plus the restaurant still has a steady stream of customers. They seem to be doing ok despite the circumstances.

And yeah...the residential part is just excavation, no foundation works yet last time I checked...

Well good for them that they have more than 0 bookings.
But if I was a tourist who booked a downtown hotel, arrived to find the street and pavements partly closed due to construction, and near-constant noise and dust from construction next door, I would probably want my room rate slashed, or I'd move to a different hotel.

They may well have more than 0 bookings, but I can't imagine they have very many happy guests

I'm sure if the guests complain the hotel is prepared to deal with it. The reality is construction noise is only from 8-4 when most tourists are out and about anyway, so I doubt they receive that many complaints...bet some of the visitors even go home and have a story about how they stayed in a hotel with massive pits on either side!

Another thing to consider, we're not exactly brimming in global economic prosperity here, so those tourist who manage to scrimp enough for a vacation elsewhere may also want an opportunity to save money. Given that Kingston has indeed slashed rates because of construction, it still has a really good location and a decent ambiance. Construction isn't noisy at night anyway, and most people just stay in the hotel to sleep.

For some people, its not just about the money. I read the article that the owner of Kingston could have just cashed in, and made a killing. But its a family owned business that spanned decades, and they want to keep it that way.

Revision to the project being proposed, should pass.

Quote:
The applicant is requesting increases to the amount of commercial space at two locations within the overall project.

a) In the mixed residential-commercial building at 777 Richards Street, it is proposed that 1,607 m2 (17,298 sq. ft.) of additional commercial space be added within the first three floors of the building. This will change the total floor area for this site, which is sub-area A in the CD-1 By-law, from 41,630 m2 to 43,237 m2. The project was initially approved with two retail floors that could accommodate mezzanines on each floor. The proposal is to reconfigure the two storeys of retail into three floors of commercial — comprised of a main-floor retail space without a mezzanine and two floors of office above. This would be accommodated within the approved building massing.

b) In the office development at 520 West Georgia Street, it is proposed to increase the commercial floor space by 611 m2 (6,577 sq. ft.) to accommodate a mezzanine in an underground retail space being provided at the corner of Georgia Street and Seymour Street. This will increase the total floor area for this site, which is sub-area C in the CD-1 By-law, from 46,412 m2 to 47,023 m2. The mezzanine would be accommodated within the approved space.

On this basis, additional DCLs of approximately $298,188 are anticipated

Thanks.

That's bad news on the retail front.
Guess they couldn't find a large format retailer (like Marshalls) to take up second floor space so it is being converted to office space instead.

From the pics, the lantern shades look opaque - which is a bit odd.

The article says that the lanterns pictured are prototypes.
