Another problem is, his trading floors were said to be not large enough for those companies looking to move at the time. But the demand is still there. Most of the larger planned office towers have them (15 Penn, Manhattan West, etc.)

Wells Fargo evaluating NYC space needs

The bank, which bought Charlotte's Wachovia in 2008, has put out requests to landlords as it determines its options. No decisions have been made, Ball said.

Wells currently uses 850,000 square feet of office space in New York. In comparison, it will occupy about 5 million square feet in Charlotte, after an office consolidation that began this year.

Before Wachovia's sale to Wells Fargo, the Charlotte bank's corporate and investment banking unit had been expanding its presence in New York, including locating trading floors in the landmark Seagram Building on Park Avenue. That tower later became the site of negotiations to sell the company in 2008.

Bloomberg News reported last month that Charlotte-based Bank of America Corp. is looking for about 1 million square feet of office space in New York and may consider 1 World Trade Center, which is replacing the towers struck in the 2001 terrorist attack.

Bank of America occupies its own tower in Midtown and also inherited space from Merrill Lynch in the World Financial Center complex. The Merrill lease expires in 2013, Bloomberg reported.

so true. i mean considering the fact that not even one year ago the towers (2 & 3WTC) were about to be cancelled, one can only be happy about the progress being made now.

There was never really a danger of the towers being canceled, just delayed. There's still a chance that this one will be delayed. But we have over a year to go before we can worry about that.

I imagine once they find a tenant and formally announce that it will be rising to its full height. You can see they're building it to street level, and they've made progress. I don't think it needs to be "under construction" if its still only going to be completed to street level.

Wrong, as soon as they finish the foundation and begin actual work on the tower (this includes the lower levels) it will be considered under construction. Even if it ends up stalling at street level, you will see it in the supertalls forum soon.

It will be in "construction" phase once they finish with excavation and blasting, or when things start going into the ground. They haven't started yet, but it won't be long. It will be under construction at least until the end of next year. If Silverstein doesn't have financing and a tenant, it will be put on hold. But at least the lengthy, early stages of construction will have been completed.

But as has been mentioned many times, the only real remaining hurdle to this lovely thing rising unabated is the search for at least one major tenant. The article regarding Wells-Fargo looking for space is promising in that they've at least put out feelers rather than wait for Mr Silverstein to court them.
...not that he *wouldn't*, you understand....
I think he's fully cognizant that he doesn't have all the time in the world to recruit; so something like this would obviously work in his favor.
PS: I'm venturing the assumption that financing would by necessity come along with procurement of a tenant, particularly in this instance, to wit the Field of Dreams mantra: "If you build it..."

All things will come in time. We'll see if BofA manages to get that 1 msf in the Freedom Tower, which is possible because, like Conde Naste, they're already partnered with Durst somewhat, and they're already neighbors with Conde. But in the end, it could come down to what floors are available in that building. It would be nicer if BofA took a jump to Tower 2 instead, replicating the current situation on 42nd Street - two towers reaching over a thousand feet up into the air...

The entire eastern portion of the site looks much "cleaner" now. A year ago, there has only been a lot of dirt. Wet dirt, with small "lakes" from rainwater...like in the wilderness...

Remember the way it is, because a year from now it will look completely different again, with all of the buildings nearing street level.

We've all waited so long for this...

Hopefully Towers 2 and 3 will each get one of the large tenants now looking for space to anchor them and assure construction.
