The only developer in that group is Formative. The only projects they have under their belt is Industry. If Hines were developing this then I would be optimistic. However, I just do not think they will be able to $60 million in equity. That is a huge ask for a fairly unknown developer. No way they get more than $140 in debt. Shared Parking Structure for Stadiums

I was looking at a aerial of Minneapolis and noticed a large parking structure next to both Target Field and the Target Center. My assumption is that the structure is shared by both facilities as surface parking is limited in the vicinity.

This got me thinking about how a similar structure could be beneficial near both Sports Authority Field and the Pepsi Center. The area that seems ripe for such a structure is the area adjacent to the Sports Authority Field at Mile High Station. The long-term hope would be that this could spur the development of the areas closer to both stadiums.

An added bonus would be that the Auraria campus could use the parking facility, thus taking pressure off of their surface parking lots as well.

I'd love hear people's thoughts on this.

My thought is that a shared parking facility between a publicly owned facility (Mile High) and a privately owned one (Pepsi Center) would be complicated. Also the Kroenke has no interest in selling land. So it would probably mean the public facility would be borrowing space in a privately owned garage. Freeing up space to develop west of I-25 where the value is lower. Sounds like an immense public subsidy to KSE.

Edit: Sorry for the size. How do I resize an image?

Big props to UC Denver for what they have done to build up a street wall along Speer with their new buildings. This is just one more step to integrating the Campus with downtown.

That's the gist of it, at least so far as parking on the Mile High land goes. They are allowing land for CDOT's new HQ which includes a parking garage that can be used for football games.

I think the Pepsi Center has more than enough parking presently. Fans can also use Auraria parking. The Auraria Master Plan designates 5th and 7th streets as a loop around through the Pepsi Center (per city planning) should KSE decide to develop. I'd assume an office building (for example) would include structured parking that could be used for both the office building and the Pepsi Center. Also Auraria plans assume converting their surface parking into structured parking at some point.

That's a good question. Perhaps somebody geeky can teach us both.

What I normally do is search Google Images for a suitable size. Since this image is 5000 x 2813, it's five times too wide. This image has only been available (on Google) for one day and has no other sizes nor could I find a good substitute. In that case it's best to just link to it like this. You'll notice that that your cursor indicates the photo can be blown up and that's the way the our forum shows shows it... all blown up.

Shared parking arrangements are common. It benefits both parties -- one gets some parking revenue, and the other can reduce their own parking. It hardly even needs to be formalized...Venue A just opens there garage for business whenever Venue B has a big event.

The more challenging part in my city is not scheduling simultaneous events. So the other day MLS was at 11:00 am or something, and MLB was 7:00. They had to be separate by a significant time to account for the people who wanted to hang out in the area after one or before the other.

My feelings are about 90% positive about the CU Rec Center. Good to see the campus continuing to add amenities and build that street wall. My one reservation though, and I have said this before, is that I regret they will be closing off the Blake St. view to the Tivoli tower. Little sightlines like these are a mark of high city planning, and with slightly more thought and coordination, I think this view corridor could have been kept in place with no loss to development potential.

In the end I sort-of shrug. This isn't Hausmann's Paris afterall. I guess street terminating buildings in our city are almost always an unplanned surprise, and this says something about who we are and how we build. Still disappointing to me since Blake has always been one of my favorite places to see Historic Denver, and now it will be losing a small but important piece of it. Some of our resident photographers should document this phenomenon before it's lost for good.

Think I answered our question. Through trial & error in trying a simple resize formula used elsewhere... SSP just ignored my foolishness. Using a little deductive reasoning it's looks like a country two-step is required. An image would need to be resized and published on a site like Google or Flickr before SSP will be able to show it.

I like X at Sloans Lake. It reminds me of some of the residential buildings in the London Docklands, except that it is white, which gives it an arte moderne vibe. I assume the units will have lake views and be expensive as f*uck.

Doing the math from the article:

1 bedroom : 620 sq ft
Avg price/sq ft : 2.00-2.50 > Let's make it 2.25

That's $1395 for a 1 bedroom, which is right around the metro-wide average for a 1 bed. And this is with brand new construction, close to downtown, and near a popular park. I think that's pretty reasonable in this market.

Well guys - get as much of your development fix in now because apartment developments "on the boards" are dropping like flies due to new bank regulations as well as market changes. We're finally about to see a slow-down as a lot of debt & equity is halting in Denver for a little while. Probably not the worst thing as we see market adjustments.

Can't say which developments are no longer going vertical but expect a few of the proposed projects to wait it out until the next cycle.
