North-Central Photo Update - August 1st, 2013

Site prep activity at the Shannex development in Millidgeville has kicked into full gear over the past couple weeks:


Noel Avenue apartments:

Technology Drive apartments - the pace of construction on this one seems to have slowed down considerably in the past few months:

Great photo update! It's nice to have these sorts of posts in the thread on a regular basis, for everyone who isn't living and breathing Saint John every day [like some of us].

Well, this was almost predictable as the refinery in Dartmouth is closing.
Imperial (Exxon) would be at a disadvantage price wise to compete in Atlantic Canada and the Eastern states with Irving.
It remains to be seen what if anything will happen with the North Atlantic Refinery in Newfoundland?
Irving could take over all wholesale gas sales in Atlantic Canada?

Time will tell.

Bill Farren pointed out during an interview on News 88.9 that the building has already been sold without stating the buyer. (Irving Paper comes to mind)

Irving owns it. They bought it years ago in some agreement where if Simms were to leave Irving has first dibs lol

Not surprised considering JDI also snapped up the former Centracare site across the street. Hopefully the warehouse building can be preserved or renovated - those would be some killer lofts.

Quite literally killer if you combine the views of Simms Corner and the pulp mill.

Just revert to a previous version of the article. It's not difficult to do. If you want, I could do it for you......

Edit:

- Done. I reverted to a version of the Saint John Wikipedia article from July 24th. The picture of Saint John is back.

I'm sure Irving has their own business strategy; the petroleum industry may not be booming like it used to, but it is still a big business, and a huge market that could be gained through being competitive. I'm just looking at jobs and productivity, maybe selling the refined product vs selling crude wouldn't be more profitable...but it would keep the refining work here.

Irving has owned this for years now. Simms has been renting the building from Irving.
Irving was going to expand the tissue plant until our mayor at the time pissed off Irving and they opened the tissue mill in Dieppe.
There were plans drawn up for a new Simms corner which would have gone up through the old hospital site.
This would allow for more room for expansion next to the mill.

On a positive note, IPP (Irving Pulp and Paper) will be expanding and upgrading soon. This will be a pretty big investment. We should hear more on this soon.

The Pulp Mill is considerating building a continous digester and new paper machine.

I had heard this rumour a while back.. very glad to hear that it has some validity.

There has been a number of articles across the media speculating a refinery expansion or even a second refinery. The next five to ten years could be a real game changer that drives some significant positive economic and population increases for the city.

I heard on the radio that the waterfront development group is also discussing doing something with Partridge Island ? That would be so cool and about time !! Such a wonderful hidden gem.
