I have lived in Downtown since 1998 and the number you cite is a much larger area bounded by North Avenue, Boulevard, Memorial Drive, and Northside Drive. It's really"greater" Downtown, not the core, which only has a few thousand residents in a dozen or so buildings. It's this area that's really in need of housing.

The 1138 P'tree brochure is from Cushman Wakefield targeting retail leasors. It does gives dates of Fall '14 for construction start and late '15 for move-in. That about a 15 month timetable for a fifty-one floor tower... Is that even feasable?

The Bank of America Plaza was built in 14 months… but that is an exceptionally fast timeline for a building of that scale.

So your definition of downtown is more correct than that of Central Atlanta Progress and other downtown advocates? I think I will go with the official definition, but thanks.

I lived downtown for a while too and I dispute your "dozen or so buildings" assessment, although I do agree that the entire area could use more residential. Mine was just a positive comment about downtown development and not looking for debate.

Wow really, 14 months I never new that I thought it would be longer for it to be build but wow. Watch, in the future it will probaly take 6months to build a 60 story

But that is quick for the 1138 peachtree, this makes me wonder how long will it take 98 14st. Probaly 16-18 months for the 56 stories and 14-17 months for the 2 46 stories (this is my opinion how long will it take)

The 56 story tower of 98 14st will be taller than 1138 peachtree
And the 2 46 story towers of 98 14st will be taller than the 1180 peachtree but shorter than the 1138 peachtree

In other news the crane is up for the new GSU law building. That and the new student housing tower are going to add a pretty decent chunk of activity just east of Woodruff Park. Those along with the streetcar are the beginning of big changes downtown.

Can't remember where I read it, but from what I understand, the plan is only to run two streetcars for the time being. When additional funds are secured, the plan is to add two more streetcars (and reduce the time between trains to < 10 minutes vs. the 15 minutes it is projected to be when it first starts).

Ground (Finally) Breaks On Modern North Ave. Townhomes






Ground has finally broken on a cluster of modernistic townhomes long proposed for North Avenue. The Poncey-Highlands property pitched years ago for SkyHill townhomes — up the hill from the Masquerade, next door to that puppy daycare — was fenced off recently, and dirt is now officially moving.
A sign on the property indicates prices will start in the $400,000s.

I assume that mean they will have to expand the maintenance facility once more streetcars & lines are added... I wonder if they will just build a secondary facility next door? Or somewhere else??

I totally love this look. I saw the sign at the Phipps location and said to myself that those would great along the side streets in Midtown.

While I tend to prefer more traditional, I also love these townhpmes. They are a much welcome change to the normal intown townhome.

A pre-Recession proposal that would bring an office tower, a residential tower, retail and restaurants to the heart of Midtown is still alive and kicking. Daniel Corporation VP John Zintak confirmed the aliveness of "Metropolitan Center," originally pitched years ago for a property primarily fronting Spring and 17th streets. "Although likely to be different from the 2007 designs," Zintak said, "Daniel Corporation is actively marketing the project for future mixed-use, office, residential, hospitality and retail." He said there was no specific outlook on construction but that everything was "probably a year out."
The dusted-off presentation can be seen in a nifty slide show. Plans call for a23-story, 570,000 square-foot office tower, the piece of the project that would front 17th Street. The tower would also include 35,000 square feet of street-level retail.
Surprisingly, the slide show (which is actually kind of frustrating) says nothing specific about the apartment tower, the building on the right in the above rendering. Old forum posts, however, claim it was originally planned to be a "roughly 30-floor luxury apartment tower with around 300 units."
