For the overall plan I like the fact that the retail is facing into greenspace but it's still in an odd location.

Odd how?


It is long planned that as this goes forward, a 33rd and Cambie infill station will be considered.

Have you got a source for that? The City have established a fund, and negotiated a potential location for a station at 57th. Is there any equivalent fund, or site for a 33rd station? TransLink don't seem particularly supportive of 57th, which has far greater additional density potential around it. They would likely be even less keen on 33rd.

What's hilariously sad is Cambie-33rd is designated as a "village" in the City's upcoming villages component of the Vancouver Plan roll-out. Only 1 lot opted in for the choice-of-use retail with one small CRU (4936 Cambie) if 618 W 32nd Ave follows through with their all-residential rezoning.

That leaves only the retail-required 625-691 W 33rd Ave redevelopment to provide local retail options in the area. That area being all the homes south of King Ed and north of 39th, which is quite sad.

Capstan Way coming in at $52M, with Translink ending up pitching in funds even though it was supposed to be all developers (they raised $32M of that), is probably the reason why they don't have much of an appetite for it considering they don't even fully control the Canada Line to realize the benefits of the additional ridership. An excavated station at 57th (only $20M raised by Onni as far as I can find) or 33rd (with nothing raised from MST/Aquilini) would undoubtedly be much higher than the cost of an elevated station at Capstan Way, likely somewhere around or above $100M. Maybe Translink's attitude towards it will change when they receive full control of the Canada Line in the 2044.

Maybe because it has a lot of green space nearby, but it would be a gateway for the park and Nat Bailey. Heather Lands and hospitals are also close-by.

Odd in that it's half a block off of 33rd. I like the idea because I'm not a fan of all of our outdoor patios being located along loud and busy roads, so it could lead to some nice patios if any restaurants locate there. But at the same time, most businesses want visibility by being on a main corridor, so it will be interesting to see how successful it ends up being.

33rd wont be happening. i would bet on that one. the ground is basically all rock, and its super close to king edward, and there is not much density in this area.

57th most likely wont happen, even though it should, and is the most promising next possible station.

Ooops, I thought the reference was an odd spot for the station, rather than retail. The retails there would be closer to the hospitals, maybe?

That could be an older map that Daily Hive linked to.
The current built form and tower placement of the buildings isn't reflected in the outlines on that map.

Grosvenor's huge Mayfair West development gets a new timeline

The new timelines for the social and market housing components were approved in late October for redevelopment of the former Oakridge Transit Centre (OTC) site on the west side of the city.

Marc Josephson, senior vice president, development with Grosvenor, told RENX the approval doesn't represent a delay; the staff report and subsequent approval by council acknowledges the project needs a more realistic development schedule.

Grosvenor purchased the project from its previous owner in 2022.

"We simply needed to update the timelines to reflect where we're at," he said in an interview. "So, while the staff report highlighted the delivery of amenities such as the social housing, really, it was simply acknowledging that the overall project timeline has shifted.”

Council's decision extends the project's timelines by five years. That means the required delivery dates are 2031 for the first social housing building and 2033 for a second social housing building, child-care facility and public park, according to the report.

Josephson said the updated timeline ensures Grosvenor can deliver the amenities in the same sequence as was originally planned.

The social housing and market housing components will proceed together and the components of the four-phase development will not change, he said.

"We're very obviously pleased that we're able to move forward," Josephson said. "Council's decision was critical in order to keep our project on schedule."

Grosvenor expects to start construction of the first phase in 2025.

Yikes! The huge exposed hvac systems on the roofs are hideous. Although I guess it’s not visible from the street
