agreed. solid use of that uniquely-shaped lot. boise's first flatiron building! sorta.

good density, good design, balconies (!), would like larger windows but overall it's a very good project.

i give it four thumbs up out of five.

I agree, great use of that space!


Also, the lot next to Boise Brewery has been cleared out! The Fowler construction should start soon!

One Nineteen is going to be a good looking building. I wish they had retail on the ground floor instead of parking though...

While I appreciate the fact that we were going to get hotel development on Parcel B, it seems like Gardner's hands were tied on building what GBAD wanted while having financial constraints. Now that the Parcel is sold to Gardner with no strings attached and Class A vacancy back to pre-Zion's Bank levels (see http://tokcommercial.com/webphotos/T...ce_vacancy.pdf), we might (this is me dreaming) get Parcel B split up AND a 12+ story tower there, expanding the downtown core further west.

We've had a lull in proposals lately so *hopefully* things start to pick up and we see the construction continue.

It would be nice to hear of more proposals. I know that The Fowler breaks ground next week. On a side note, I don't think there has ever been as much construction going on (and about to commence) in downtown as there currently is, at least as long as Boise has had a development thread here at SSP.

I'm really liking the photos of OneNineteen, Sawtooth.

sadly, gardner is now talking about a 6-story building on that lot with 100,000 to 120,000 square feet, and moving the parking garage to the NE corner of the lot.

by comparison, the zion tower is 350,000 square feet.

a 6-story building on that lot is .

A cluster of office buildings would be nice on that lot. I have always thought that particular lot was an awkward place for a hotel or hotels, office use seems more appropriate.

Imo, a perfect place for a new flagship hotel would be the parking lot on the north side of Front between 10th and 11th, it is begging for a high rise of some sort. This location is closer to the convention center and guests would not have to cross Front St. Does anyone know if that lot is for sale?

sad waste of prime property.. to just build a damn parking garage and 6 story bullshit building...

Here is the Idaho Statesman article on Gardner. Since they have the land with no strings, lets hope it doesn't just sit there as a 4 block dirt parking lot for years. The project was so out of place, and poorly designed. Parcel B needs tall buildings with some thought for the future of downtown in their design

The Fowler looks fantastic! Look forward to that project!


Gardner's big dirt lot proposal is pathetic. I agree with Architecture Buff, it should project the future of downtown growth. Which the current proposal does not.

Has anyone heard any news about the proposed apartments or condos south of Beacon just west of Parkcenter? There was a proposal a couple of years ago about tearing down the current building, old rec center?, and putting up new units.
