Well, data shows that 10% of buyers are foreigners, meaning 90% are permanent residents or citizens who won't be impacted by the 15% surcharge tax, so I don't see how a 10% reduction in sales would negatively impact a project. This is just an extremely slow project, period.

Do you have a better set of data to prove this wrong? Honestly I don't see why the government should lie about this, especially since they've already decided on taxing the foreigners. Can you perhaps explain better?

Vin, a better question to ask here is whether or not this project is sold out or selling at a healthy project sustainable rate.......does anyone know???

One Burrard has been sold out for months.

Excavation is a slow tedious process. This seems to happen

Every.

Single.

Time.

a project is starting and people complain about the speed and postulate about it's financial health etc..

Just to save everyone the heartache and pages of nonsense it likely wont be back up to grade until next summer.

Well the question becomes more relevant today given the big hoopla in the Vancouver media about the possible impact of the provincial government's 15% tax on foreign investors/real estate development impetus etc.. With that said,...in business "time is money" and profit margins. thus, the longer they take to get the show on the road the more cost prohibitive this development project may become in terms of engendering budget overrun. Thanks though for the response because I really had no idea of this project's sales status.

Every project is different, some fast and some slow. For some reason, this one is painstakingly slow, especially for something which is already sold out months ago. Even now, the abandoned shops are not demolished.

That's because they are not part of this phase, their demolition is needed for the office phase which is not supposed to start until early-mid 2017.

Vancouver House project had the surrounding existing structures demolished early because they knew they needed staging areas once the pit was dug for foundation and underground parking. If Burrard were planned to be a fast-track project, they would've done the same. Being this slow, they knew they had all the time in the world to take care of the surrounding staging/storage/water treatment sites.

Still not convinced? Well, compare photos contributed by our kind forumers here from May and now and see if there are any real "progress".

They have been working every day on the site. Do you even know what goes into excavation and how the surrounding walls need to be supported prior to major bulk excav?

Just because you can't see the progress does not mean they are not on their critical path. Though with someone like you and your superficial understanding of these types of things I'm not surprised you're confused.

Downtown projects will only be taking longer, and longer.

The logistics of trucking alone are a nightmare.

Add traffic control, add existing congestion, etc.

On top of this add more stringent soil testing requirements.

Add more stringent shotcrete requirements.

Any of the new major builds in CoV will only take longer and longer as the city further increases the regulatory burden.

All of which adds to development costs, and yet the city has already claimed it is not the reason for any of the causes related to unaffordability.
